RECOMMENDING TO THE C?TY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR REG'LASSIFICATION N0.62-63-42 gE DENIED
WHEREAS, the City Pienning Commission of the City of Aneheim did ceceive a ve~ified Petition for Recla'ssifica-
tion from MINORU and HATSUE SHIOTA~ 3139 West Orange Averuw~ AnaheimQ California, Owners;
THOMAS Jo BEERMAN and NMpANY, 3730.West_Commonwealth Avet-ueq Fullerton, California, Agents
of .certain real,property situated in the City.of Anaheimy Count~ of Orange, State of Cal-
ifornia9 as described in Exhibit "A" atteched hereto and referred to herein as though set
forth in full
; and
WHEREAS, the City Plenning Commission did hold a pqblic hearing at the City Hell in the City of qneheim on
November 14y 1g62y at 2:00 o'clock P.M., notice of said public hearIng having been duly given as required
by law and in eccocdance arith the pcovisions of the Aneheim Municipel Code, Chapter 18.72,to hear and aonsider evi-
dence for and egalnst said proposed reclassification end to investigate and meke findings end recommendetions in
connect4on therewith: and
WHEREAS, seid Commission, after due inspection, investigation, end study mede by itself and in its behalf,
and efter due consideretion of all evidence and repods offered et saId hearing, does find and determine the following
facts:
1. That the petitioner proposes a reciassification of the ebove described property from the R-Ay Residential
Agriculturaly Zone to i;he C-1, Neighborhood Conunercial, Zone for the establishment of a
service station on Parcel Noo lp to the C-1, Neighborhood Cortunercial, Zone for the establish-
ment of shops and offices on Parcel No. 2; and to the R-3s Multiple Family Residential, Zone
for the es•tablishment of a multiple family planned unit development on Parcel Noo 30
2a That the proposed reclassification of sub3ect property does not properly relate
to the zones and their permitted 7ases locally establ3shed in close proximity to subject
property and to the zonee and their permitted uses generally established throughout the
community„
3a That it is the policy of the Planning Cormnission and the City Council not to in~ect
medt~.tm densit•y residential development into an area which has been projec+_ed for low density
residential developmento
4a That che peititioner p•roposes medium density residential and cortunercial development
for subject property, which tvould be in conflict with the Preliminary General Plan, which
px•ojects sub3ec•t property for low density residential developmento
5o That nine persons appeared in opposition, and a letter from the school district
was read in opposition to sub3ect pe+.itione
