NOW fiH£R~ORE~ BE IT R~ID that the Anaheim.City Pl.anninq Commission does hereby
recommend to the City Council of the City of Anaheim that sub3ect Petizion for Reclassification
be approved and, ny so doing,.that Title 18-Zoning of the Anaheim Municipal Code be amended
to exclude the above described property from the R-A, Residential Agricultural, Zone snd to
incorporate said described property in the R-3,..Multiple Family Residential, Zone upon the
fol~owing conditions which are hereby found to be a necessary prerequisite to the proposed
use of the subject property in order to presexva the safety and general welfare of the Citizens
of the City of Anaheimo
l4 Dedication of sixty-four (64) feet for the extension of Del Monte Drive. This
dedication shouYd overlay the existing Public Utility Easemen~ given to the City.
2o Installation of sidewalks on Del Monte Drive_in accordance with the adopted standard
plans on file in the office of the City Fngineero
3~ Payment of $2000 per front foot for street lighting purposes on Del Monte Drive,
or the inetallation of street lights on Del Monte Drive in accordance with a street light
plan approved by the Director of Public Utilities.
4o Payment of a Park and Recreation Fee of 525.00 per dwelling unit to be collected
as part of the Building Permit.
5o Psovision of standard trash storage areas as determined by the Department of Public
Warks, Sanitation Division, prior to Final Building Inspection.
6. Snb3ect to the approval of Petit~on for Conditional Use Permit No. 317.
7o Time limitation of one hundred and eighty (180) days for the accomplis.~ment of
Item Nos~ 1, 2, 3, and Bo
8. Acquisition of Lot E and a poation of Lot D of Tract No. 3886 to provide proper
circulation af traffic fo.r the aubject propRrty.
9. Development substantially in accordance with Revision No. 1 Exhibit NosR 1, 2, 3,
4, 5, and 69.provi~ed that the building locations may be altered subject to Development
Review approval~
10. Enclosure of open areas between buildings Nos. 1 and 2, 3 and 4, 5 and 6, 7 and 8~
