WHEREAS, the City Planning Commission of the Clty of Maheim uid receive a ved$ed Petition for Varience

end after due consideration of all evideace ead repoda offered ea seid hearing, doea find and deteemine the following
fects:
1. That the petitioner requests a vadance from the Aneheim Municipel Code: Section 18.80.080 which
requires that any single.f.amily dwelling area shall be no less than 1225 square feet, to
establish a single family dwelling unit containing approximately 952 square feet.
2. Thet there ate exceptlonal or extteordinery circumstences or conditione epplicable to the pmperty involved
or !o the intended use of the property thet do not apply generelly to the property or c1esA of uae in the same viciniry
and zone.
3. Thet the requestad variance Is necessery for the presecvation and enjoyment of a substentiel ;:roperty right
posseased by othet p~operty in ffie same viciaity ead zone, and deaied to the ptopetty in question.
4. That the requested vadance will not be matedelly detrimental to Ute publlc welfete or lnjudous to the pmp-
