WHEREA5, the City Planning Cotmnission after due inspection, investigation and study
made by itself and in its behalf, and after due consideration, does find and determine
the following factsa
lo That Tract Noo 3970 was originally filed and approved as an industrial park
subdivisiono
29 That at the time of initial development as well as at the present time there a'
exists na required front yard setback in the M-1 Zone. `

3~ The set~acks of the buildings that are presently existing in said tract vary j
from a mini;mim of -trsee (3) feet to a maximum of tv:enty-t~va (22) feet.

4. There is now under consideration an amendment to the Code that would establish ~3

a minimum setback untenable to the development of subject tract. ,
NOW~ THEREEORE, BE IT RESOLVID that the Planning Commission of :he City of Anaheim,
does hereby recommend to the City Co•~u-cil of the City of Anaheim, that the following
minimum front yard building setbacks be established in Tract Noo 3970 as followss
That Lot Noso l, 2, 17, 189 23 through 29, and 46 throu9h 4? shall have a min3mum
front yard setback of ten (10) feet;
That Lot Nos> 199 209 21, 22, 309 31, and 32 shall have a minimum front yard setback ;
of £ive (5) feet3
That Lot Noso 5 and 6 shall have a minimum front yard setback of six (6) feet;
That Lot Noo 16 shall have a minimum front yard setback of twenty-one (21) feet.
