WHEREAS, the City Plenning Commission did hold e pqblic heedng et the City Hatl •in the City of Anaheim on
January 7, 1963, at 2:00 o'clock P.M., notice of seid public headng having bean duly given ae required
by lew and in eccocdance with the proviaions of the Aneheim Municipel Code, Chepter 18.72,to hear end connider evi-
dence for end egainst aeid proposed reclessificetion end to invesUgete and meke $ndings and re^ommendetions in
connection therewid:: and
WHEREAS, seid Commission, efter due inspection, investigetion, end study mede by itself end ia its behalf,
end efter due consideration of all evidence and repods offered at sald heering, does find end determine the following
facts:
1. Thet the petitioner proposes a reclassificalon of the ebove desc:ibed property from the R-A~ Residential
Agxicultural, Zone to the C-1, Neighbo•rhood Commercial, Zone to establish a neighborhood
shopping center on subject property.
2. That the proposed use is incompatible to the uses proposed on the Preliminary
General Plan.
' 3. That in Planning Study No. 39-6-4 adopted on March 5, 1962, the Commission statedt
"That a Coimnission policy is hereb;~ adopted that commercial development shall be concentrated
at the intersection of arterial highways and that commercial ust5 shall not be permitted to
develop in a strip ~`ashion along said highways. Futhermore, that those properties along
said arterial highways shall be developed for residential use whereever possible, either
single family backing or ~iding on said highways with appropriate wall or landscaping install-
ation or where it is impractical for single f amily development, said properties shall be
developed for multiple family development backing up to the single family development
on the rear and developed in accordance with the R-3, Multiple Family Residential, standards
including the wall and one story height limitaticn within one hundred f ifty (150) feet oF
~property pro3ected.for R-1, One Family Residential, development."
4. That the proposed reclassification of subject property is not necessary and~or
dASirable for the orderly and proper development of the community.
5. That the proposed reclassification o£ sub3ect property does not properly relate
to'the zon~Ps and their permitted uses locally established in close proximity to subject
property at~d to the zones and their permitted uses generally established throughout the
community. •
6. That a letter was received opposing subject petition.
