WHEREAS, the City Planniag CowmIaeion did hold a public headng et the City Hall 3n the City of Mehelm on
January 7, 1963, at 2:00 o'clock P.M. natice of said public headng heving beea duly giv~sn es required .by
law and ia accordence with the provisione of the Maheim Municipel Code, Cheptet 18.72, to hear aad coasidet evidence
for and against seid ptoposed reclessificetion end to investigete and make findings end cecommendations in connect;oa
thecemith; and
PlHEREAS, said Commission, after due inspection, iavestigetion, ead etudy mede hy itaelf ead in ite behelf, ead
aRer due consideretion of all evidence and repoda offeeed at seid hearing, does Cmd end deteemine the folloming factta:
1. That the petitioner proposes a reclassificetion of the above described propeety from the R-0~ Residential
Suburban, Zone to the R-3, Multiple Family Residential, Zone to permit the establishment of
a single story planned-unit multiple family residential development with carports on subject
property. '
2. That the proposed reciassi€icatioxi of subject property is necessery and/or desirable for the orderly aced pco-
per development of the community.
3. That the proposed reclasaifice4ion of subject propeny doea properly celate to the zones ead their pecmitted
uses locelly esteblished in close pinximity to gubjeM property and to the zones end their permitted usea geaerally esteb-
lished throughout the community.
4. That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets be ause said property does relate to and abut
upon the streets and highways which are proposed to carry the type and quantity of traific,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan.
5. That a waiver from Code: Section 1R.32.030, which stipulates that buildings front
to front shall be separated by twenty-five (25) feet to,permit the development of subject
property in accordance with Exhibit Nos. 1, 2, 3, and 4, by i~he relocation of the 4-unit
building ad3acent to the easterly property line southerly to within twenty (20~ ie~t of the
next main building; and Codes Section 18.32.080 (1) which requires a fifteen (15) foot front
yard setback to permit the proposed wall construction oq the Wilshire Avenue and Loara Street
frontage as shown on Exhibit Nos. 1, 2, 3, and 4.
6. That two persons appeared in opposition to subject petition.
