A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR COt7DITI0NAL USE PERMIT N0. 347 BE DENIED
WHEREAS, the City Planning Commission of the City of Aneheim did receive a verified Petition Eor Conditlonal ;
Use Permit from DAVID E. and ANN DOMRIES~ 706 South Knott Avenue~ Anaheim, California~ Owners;
N=IL REITMAN, 10582 West.Katella Avenue, Anaheim,. Calif.ornia, Agent.of certain real property :
situated in the City of Anaheim, Cou~~ty of Orange, State of California as described in Exhibit
"A" attached hEreto and referred to herein as though set forth in full ,

WHEF.EAS, the Gity Planning Commission did hold a public headng at the City Hall in the City of Anaheim on
January 7~ 1963~ et 2:00 o'clock P.M., notice of said public hearing having beep duly given as required by t
law and ~n accordence with the provisions of the Maheim Municipel Code, Chaptee 18:64, to hear end consider evidence i
for and egoinst said proposcd conditionel use and to investigate and make Eindings and cecommendations in conrtection ?

WHEREAS, said Commission, efter due inspection, t.nvestigation, end etudy mede by itself and in its behelf, ~
and after due conside~ation of ell evidence and repods offered at said hearing, does find end determine the followIng Eeds: 1

1. Thet the proposed use is properly one for which e Conditional Use Permit is authorized by this Code, to wit:
establish a two story planned-unit multiple family residential development.
2. That the proposed use will adversely affect the adjoining land uses and the
growth and development of the area in which it is proposed to be located. ;
3. That subject petition would be in conflict with the Preliminary General Plan which }
projects subject property for low-density resxdential use permitting a maxirtram of seven (7) i
dwelling units per net residential acre, wherAas subject development proposes a d ensity t
of thirty-f ive (35) dwelling units per net residential acre, or a medium density residential ~
development. ;
4. That the circulation as shown on the plot plan was inadequate, and would be ;
detrimental to the health, safety, and 9eneral welfare of the future tenants, since subject ;
property is more than 600 feet in depth, which would make it impossible for proper ingress ;
and egress for trash trucks and fire equipment. {
5. That three persons appeared in opposition to subject petition.

Petition for Conditional Use Permit on the besis of the afocementioned findings.
