recoffinend to the City Councir'of the City of Anaheim that sub~ect Petition for Reclassifi-
cation be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code
be amend2d to exclude the above described property from the C-1, Neighborhood Commercial,
Zone and to incorporate said described property in the R-3, Multiple Family Residential,
Zone upon the following conditions which are hereby found to be a necess,ary prerequisite
to the proposed use of subject property in order to preserve the safety and general
~relfare of the Citizens of the City of Anaheim.
1. Dedication of forty-five (45) feet from the monumented centerline of Dale Avenue
(20 feet existing, including a fifteen (15} "root corner return).
2. Preparation of street improvement plans and installation of all improvements for
Dale Avenue, subject to the approval of the City Engineer and in accordance with the adopted
standard plans on file in the off ice of the City Engineer.
3• Payment of $2.~0 per front foot for street lighting purposes on Dale Avenue.
4. Payment of a Park and Recreation Fee vf $25.00 per dwelling unit to be collected
as part of the Building Permit.
5. Provision of standard trash storage areas as determined by the Department of
Public Works, Sanitation Division, prior to Final Building Inspection.
6. Subject to the aoproval of Conditional Use Permit No. 348.
7. Installation of fire hydrants, as determined to be necessary by the City of
Anaheim Fire Department, to provide adequate fire protection.
8. Provision of a three (3) foot overhang easement along the westerly boundary of
the subject property to adequately serve the subject property and other properties, at the
time o£ the installation of the service facilities.
9. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 1, 2, 3, and 8.
10. Development substarttially in accordance with Exhibit Nos. 1, 2, and 3 as amended
herein.
lI. Development in 3ccordance wi.th all R-3 Code height limitations.
12. Redesign of the proposed driveway at t he intersection of Tyler Avenue and Dale
Street, so that there is a minimum offset of five (5) feet from the BCR-
13. Provisien that the interior walls of the proposed carports shall be stuccoed,
that enclosed storage cabinets shall be provided along the rear wall of each carport, and
that adequate auto bumper guards shall be provided at the rear of each carport to protect
the interior wall of the proposed carports from damage prior to Final Building Inspection.
14. Improvement and dedication of the westerly portion of the Dale Avenue property
extending southerly from the subject property to the northerly boundary of I.incoln
Avenue, as stipulated by the owner, and said improvement and dedication to be accomplished
simultaneously with the development of subject property.
