A RESOLUTION OF THE CITY PLANNING COMMISSION OF TIiE CITY OF ANAHEAf
THAT PETITION FOR CONDITIONAL USE PERMIT350 gE GE2ADITED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditional
Use Permitfrom MR. WAYNE DAVIDSON, 1769 West Broadway, Anahei.m, California, Owner; MRS. HARVEY
(KAY) WALK, 1873 Castle Avenue, Ar,aheim, California, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California as described in Fxhibit "A"
attached hereto and referred to herein as though set forth in full

WHEREAS, the City Plenning Commission did hold e public hearing et the City Hall in the City of Anaheim on
JanUaTy 21~ 1963, st 2:00 o'clock P.M., notice of said public heering having been duly given as required by
law and in accordence with the provisions of the Maheim Municipal code, Chapter 18.64, to hear and consider evideace
for and egainst seid proposed conditionel use and to investigate and meke fiadings aad recommemdations in eonnectioa
therewith; end
WHEREAS, seid Commission, after due inspection, investigation, and study made by itself and in its ~behalf, aad
efter due consideretzon of ell evidence and reports offered at said hearing, does find and determine the followiag facts:
1. Thet the ptoposed use is pcoperly one fot which a Conditional .Use Pecmit is euthorized by Uus Code, to
wit: establish a Girl Scout Council Headquarters and Training Center on subject property.
2. That the p:oposed use will not adversely effect the adjoining land uses and the growth aad developmeat of
the area in which itis psoposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow the full developmeat ofthe
p:oposed use in e manner not ~detrimental to the perticular area nor to the peace, health, safety, aad genecal welface
of the Citizens of the City of Meheim.
4. That the granting of the Conditionel Use Permit under the condiGons imposed, i£ any, wi11 not be detrimeatal
to the peece, health, sefety, end generel welfere of the Citizens of the City of Aneheim.
5. That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and lmproved to carry the traffic in the area.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Conditional Use Permit, upon the following conditions wNich ace hereby found to be a necessary prerequisite
to the proposed use of the subject property in order to pceserve the safety and generel welfare ofthe Citizens of the
City of Anaheim: •
1. Dedication of forty-five (45) feet from the monumented centerline of Broadway (40 feet
existing).
2. Provision of standard trash storage areas as determined by the Department of Public Works,
Sanitation Division,.prior to Final Building Inspection.
3. Installation of drivevrays on Broadway in accordance with the adopted standard plans on file
in the off ice of the City Engineer.
4. Provision of a three (3) foot overhang easememt along the northerly and westerly boundaries
of the subject property to adequately serve the subject property and other properties, at the
time of the installation of the service facilities~
5. Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire
Department, to provide adequate fire protectiono
6. Time limitation of one hundred and eighty (180) days for the a ccomplishment of Item
Nos. 1 and 3.
7. Development substantially in accordance with Exhibit Nos. 1 and 2.
8. Construction of a six (6) foot masonry wali along all boundaries of subject property,
except the Broadway frontage and further provide that the height of said wall be reduced to
forty-two (42) inches in the front yard setback from the Broadway property line along the
east boundary of subject property, priar to Final Building Inspection.
9. Installation of tree wells at forty (40) foot intervals in the parkway portion of Broadway
, right-of-way, abutting subject property, plans for said landscaping to be submitted to and sub-
ject to the approval of the Superintendent of Parkway Maintenance, prior to Final Building In-
spection.
10. Installation of landscaping in ths proposed six (6) foot planting area abutting the front
property line of subject property, plans for said landscaping to be submitted to and subject
to the approval of the Superintendent of Parkway Maintenance prior to Final Building Inspeciion.
