NHEREAS, the City Planning Commission of the City of Maheim did receiv~ a veriEied Pet~ticn for Conditional
Use Permitfrom CHIP and NORMA CHASIN, 1801 Newport Avenuey Costa Mesa, California, Owners;
JDHN A. MAURICE, 1801 Newport Avenue, Costa Mesa, California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California. ~iescribed as the
North 253a00 feet of the North one-half of the Northeast one-quarter o~' the Northwest one-
quarter of Section 24, in Township 4 South, Range.ll West, in the Rancho T.os Coyotes, as.shown
on a map thereof recorded in book 51, page 11, Miscellaneous Maps, records of sa3d ~ran~e

WHEREAS, the City Planning Commission did hold a public hearing at the City Ha:e in the City of Aneheim on
February 4~ 19639 at 2:00 o'clock P.M., notice of said public hearing having been duly given es required by
law and ia accordence with the provisions of the Aneheim Municipai code, Chepter 18.64, to hear and coi:aidec evidence
for and against said proposed coaditional use end to investigate and meke findings end recommendetions in connection
therewith; and
WHEREAS, seid Commission, efter due inspection, investigetion, end study mede by itself end in its behalf, and
after due consideretion of all evidence and reports offeeed at said hearing, does find and determine the following fects:
I. That the proposed nse is ptoperly ont for which a Conditional.Use Permit is authorized by this Code, to
wit: establish a hofbrau in an existing building on subject propertyo
2. Thet the proposed use will aot advecsely affect.the edjoining lend uses and the growtn and development of
the azea in which it is proposed to be located.
3. That the size and shape of the site nroposed for the use is adequate to allaw the full development of the
proposed use in a manaer not detrimental to the particular area nor to the peace, health, safety, and general welfere
of the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimentel
to the peace, health, safety, and general welfare of the CitiTens of the City of Aneheim.
5. That th~e traffic yenerated by the proposed use will not impose an undue burden
npon the streets and highways designed and improved to carry the traffic in the axea..
6. That the agent for the petitioner by stipulation agreed to provide adequate screen-
ing or a three foot wall on the roof of the existing building to adequately shield from view
from the street all air-conditioning equipment.
7. That no one appeared in opposition to subject petition.
