A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TA THE CITY COUNCIL OF THE CITY OF ANAHEIM TFIAT
PETITIOY FOR RECLASSIFICATION NO. 62-63-65 gE APPROVED
WHEREAS, the City Planning Commission oE the City of Anaheim did :eceive a vetified Petition for Reclassifica-
tionfrom NEI,L OLSENy 1573 West Katella, Anaheim, Californiay Owner; RICHARD LAYNE TOM, A;I.A.,
ARCHITEGT, 1665 Vuest Katella Avenue, Anaheim, California, Agent of certain real property sit-
uated in the City of Anaheim, County of Oranqe, State of California, as described in Exhibit
"A" attached hereto and referred to herein as though set forth in full
; and
WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Anaheim on
FebTUary 4~ 1963y st 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by
law end in accordance with the provisions of tlte Anaheim Municipal Code, Chapter 18.72, to hear and consider evidence
for and against said ptoposed reclassification and to investigate and 'make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behelf, and
after due consideration of all evidence end reports offered at seid hearing, does find end determine the following facts:
1. Thet the petitioner proposes a:eclassification of the above described property from the R-0~ ReSidential
Suburban, Zone to the C-1, Neighborhood Commercial, Zone to permit the establishment of a one-
story professional office building in conjunction with the maintenance of an existing residence
on subject propertyo
2. That the pmposed reclassificetion of subject property is necessary and/or desiruble for the orderly rand pro-
per development of the costmunity.
3. Thet the proposed ceclassificetion of subjeci propedy does properly relate to the zones and their~~ermitted
uses locally established in close proximity to subject p:operty and to the zones and their permitted uses generally estah-
lished throughout the community.
4. That the pz•oposed reclassif ication of subject property does require dedication for
and standard imp:~ovement of abutting streets because said property does relate to and abut
upon streets and highway which are proposed to carry the type and quanity of traffic, which
will be generated by the permitted uses, in acco•rdance with the circulation element of
the General Plan.
5. That no one appeared in opposition to subject petition.

~ NOW, ~'HEREFORE, BE IT RESOLVED that the Anaheim City Planning Commiasion does hereby recommend
.j to the City Council of the City of Aneheim that subject Petition for ReclessiGcation be eppmved end, by so doing, .
that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the ebove described property from the
R-Oy One-Family Suburban, Zoae and to incorporate said described property in the C-1,
Neighborhood Commercial, Zone upon the following conditions which are hereby fo~nd to be a
necessary prerequisite to the proposed use of the subject property in order io preserve the
; safety and general welfare of the Citizens of the City of Anaheim.
~ 1~ Dedication of sixty (60) feet from the monumented centerline of Katella Avenue (40 feet
'' existing)o
2~ Preparation of street improvement plans and installation of all improvements for Katella Ave-
nue, s~bject to the approval of the City Engineer and in accordance with the adopted standard :
plans on file in the office of the City Engineer.
~ 3a Payment of $2~00 per front foot for street Iighting p•urposes on Katella Avenueo
~ 4o Provision of standard trash storage areas as determined by the Department of Public Works,
Sanitation Division, priox to Final Building Inspection.,
5a Time limitation of one hvndred and eighty (180) days for the accomnTishment of Item Nes.

Superintendent of Park,Nay Maintenance, and said landscaping to be installed prior to Final Build-

8. Installation of a six (6) foot strip of landscaping as indicated on Exhibit No. 2, plans for
said iandscaping to be submitted to and.subject to the approval of the Superintendent of Parkway
Maintenance, and said landscaping to be installed prior to Final Bui'lding Inspection.
9. Instal]ation of a six (6) foot masonry wali along the north property line, prior to Final
Building Inspection~
I0. Time limitation of three years for the abatemeni of the non-conforming residential use of
an existinq residence on subject property subject to reviP~~~ and renewal uoon tha exoization of•
said time limitation and further provided that'plans for any commerciai u~e of the existing
residence shall be subject to the approval of Development Reviewo
