RESOLUTION NO. 632, SFRIES 1962-63 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM 63 REpET TIONFOR RECLASSI ICATIONINO. 62 HE C~~Y O BENAPP OVED T WHEREAS, the City Plenning Commission of the City of Anaheim dId receive a verified Petition for RPClessifica- tionfrom HEMLOCK TERRACE' INC„ 1605 East South Street, Anaheim, California, Owner; RAY HUFFORD, 1271 Tropicana Lane, Santa Ana, California, Agent of certain real property situated in the City of Anaheimy County of Orange, State of California as described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; end WHEF.EAS, the City Plenning Commission dld hold e public headng at the City Hell in the City of Aneheim on February 4~ 1963, at 2:00 o'clock P.M. notice oE seid public hearing heving been duly given es required by law and in accordence with the provisions of the Anaheim Municipai Code, Chepter 18.72, to hear end consider evidence far and ageinst seid proposed reclessification end to investigete end meke Eindings end recommendations in connection therewith; end WHEREAS, seid Commission, after due inspection, investigetion, end study mede by itself end in its behelf, and efter due consideration of all evidence end reports offered et seid heering, does find and determine the following fects: i. That the petitioner proposes a reclassificetion o: the obove described property from the R-A, Residential Agricultural, and R-1, Single Family Residential, Zones to the R-1, Single Family Residential Zone. 2. Thet the proposed reclessificetion of subject propecty is necessery and/or desireble for the orderly and p~o- per development of the community. 3. That the pcoposed reclaseificetion o: subject propcrty daes properly :elete to the zones and their permitted uses localiy esteblished in close proximity to subject property and to the zones end their permitted uses generelly esteb- lished throughout the community. 4. That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are proposed.to carry the type and quantity of traffic, which will be generated by the permii.ted uses, in accordance withthe circulation element of •the General Plan. 5. ;hat in the course of negotiations by the State of California and the owners of the R-A, Residential Agricultural, Zoned property, the State of California did permit a ten (10) foot wide easement to Wagner Avenue frorti subject property. 6. That eight (8) persons appeared in opposition to subject petition.
