A RESOLUTION OF THE CITY PLANNr7G COMMISSION O THE CITY OF ANAHEIIII
THAT PETITION FOR CONDITIONAL USE PERMIT ~68 BE GRANTED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditional
Use Pe~it from DOMNICK BASTIONII.L, 1140 YJest Katella Avenue, Anaheim, California, Owner of
certain real property sit:uated in the City of A.~aheim, County of Orange, State of California,
described as that portiDn of Lot No, 1 of Walnut Colony Tract, as shown on a Map filed in
Book 1, page 14 of Record of Surveys.in the office o: the county recorder of Orange County,
California, commencing at the centerline intersection of Katella Avenue and West Street, said
point being the Northeast corner of Section.28, Township 4 South, Range 10 West, S. B. B, & M.,
±.hence South 89° 25' 22" West 468„00 feet along the centerline of said Katella Avenue; thence
5uuth 0~ 48' 38" East 60,00 feet to the i;rue point of beginning; thence South 0~ 48' 38" East
249,96 feet to the Norther.ly line of Tract No. 3290, as shown on a Map recorded in Book 44,
pages 43 and 44 of Miscellaneous Maps, records of Orange County, California; thence South
89° 25' 53" West 210.00 feet along said Northerly line; thence North 0° 48' 38" West 249.93
feet; thence North 89° 25' 22" East 210000 feet to the true point of beginning

WHEREAS, the Ci4y Planning Commission did hold a public hearing at the City Hall in the City of Anekeim on
February 18~ 1963~ at 2:00 o'clock P.M., notice of seid public hearing having been duly givea as cequiied by
law end in accordence with the pmvisions of the Maheim Municipal code, Chapter 18.64, to hear and considez evideace
for and against said pcoposed conditionel use and to investigate aad make findings aad recommeadatioas ia connection
therewith; and
µHEREAS, said Commission, after due inspectioa, i~vestigetion, and study made by itself and in its behalF, and
after due consideretion of all evidence and reports offered at said hearing, does find and determiae the following facts:
I. That the proposed use is pmperly one for wluch a Conditional.Use Pecmit is authorized by this Code, to
wit: permit the construction of thirty (30) apartment units and a guest house to an existing
motel on subject property.
2. That the proposed use will aot advecsely e£feet.the adjoining land uses and tfie growth and developmeat of
the area in which it is proposed to be loceted.
3. Thet the size and shepe of the site proposed for the use is adequate to allow the full developmeat of the
proposed use in a manner not detrimental to the particular area nor to the peace, health, safety, aad geaeral welfare
of the Citizens of the City of Maheim. ,
4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimentai
to the peace, health, safety, end general welfare ofthe Citizens ofthe City of Anaheim.
5. That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to c3rry the traffic in the area.
6. That the proposed development constitutes an addition to an existing motel facility
by the addition of thirty-one (31) motel units catering to vacationing families, and that
the proposed development will encourage and promote the orderly development of the Disney-
land area for commercial-recreation and tourist related type uses within the f ramew~rk
of the adopted Disneyland Policy. •
7. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby gwnt subject
Petition for Conditional Use Permit, upon the following conditions which are heceby found to be a necessary prerequisite
to the proposed use of the subject property in acder to pceserve the safety and general welfere of the Citizens of the
l:ity of Anaheim:
1. Payment of $2.00 per front foot for street lighting purposes on Katella Avenue.
2o Provision of standard trash storage areas as determined hy the Department of Public
Works, Sanitation Division, prior to Final Building Inspection.
3. Time limitation of one hundred and eighty (180) days for the accomplishment of Item
No. 1.
, 4. Development substantially in accordance with Exhibit Nos. 1, 2, 3, and 4, except
that Exhibit No. 4 shall be substituted with revised elevations, approved by Development
Review, which shall reflect the architecture of the existing motel units on subject property.
5~ Provision of a twenty (20) foot landscaped setback along the Katella Avenue frontage
on the subject property, plans for said landscaping to be submitted to and subject to the
approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed
prior to Final Building Inspection.
6a Provision of one (1) covered or uncovered parking space for Pach existing or proposed
motel unit, prior to Final Building Inspectiono
