THAT PETITION FOR CONDITIONAL USE PER'NIT 37Q BE G12ANTED
WHEREAS, the City Planning Commissicn of the City of Aaaheim did ceceive a verified Petition for Conditional
Use Permitfrom ELMER A PRES1nN, 3619 Lewis Avenue, T.ong Beach 7, California, Owners of certain
real property in the City of Anaheim, County of Orange, State of California, described as the
North 100 feet, South 352 feet of that portion of Lot 6, Miles Rancho, as per map recorded
in Book 4, page 7, Miscellaneous Maps, in the office of the County Recorder of said Orange
County, 8escribed as; Beginning at intersection of West line of Spadra Road, as so road
existed April 29, 1929, with centerline of Romneya Drives runni.ng thence Northerly along
West line of Spadra Road, 712 feet; thence Westerly, parallel with North line of Lot No. 6,
for 150 feet; thence Southerly, line parallel with West line of Spadra Road, 712 feet
more or less to centerline of Romneya Drive; thence Easterly 150 feet to point of begiiining
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
February 18~ 1963, at 2:00 o'clock P.M., notice of said public hearing having been duly given as reauiced by
law and in accordence with tiie pmvisions of the Meheim Municipal code, Chapter 18.64, to hear and consider evidence
for and against said proposed conditional use and to investigete and make findiags and recommendetions in connection
thecewith; end
WHEREAS, said Commission, efter due inspection, iavestigetion, and study mede by itself and in its behelf, and
aher due consideration of all evldeace and reports offeted at seid hearing, does find and determine the following fects:
1. That the proposed uae is pmperly one for which a Conditional ~Use Permit is euthodzed by this Code, to
wit: establish a used car sales agency on s ubject property.
2. 1'het the proposed use will aot edveesely affect the adjoining laad uses and the growth and development of
the area in which it is proposed to be loceted.
3. That the size and shepe of the site p:oposed for the use is edequate to allow the full development of the
proposed use in a manner not detrimental to the particular acea nor to the peace, health, safety, end general welfere
of the Citizens of the City of Meheim.
4. That the gcanting of the Conditionel Use Pemut under the conditions imposed, if any, will not be detrimental
to the peace, health, safery, and general welfece of the Citizens of the Ciry of Aneheim.
5. That the traffic generated by the proposed use will not impose an undue buxden
upon ihe streets and highways designed and improved to carry the traffic in the areao
6. That no one appeared in opposition to sub3ect petition.

NOW, THEREFORE, BE IT RESOLVED that the Meheim City Plenning Commission does heteby grant subject
Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessery prerequisite
to ihe proposed use of the subject property in order to preserve the safety and general welfete of the Citizens of the
City of Anaheim:
1. Dedication of forty-five (45) feet from the monumented centerline of Harbor Boulevard
(30 feet existing).
2. Payment of $2v00 per front foot for street lighting purposes on Harbor Boulevard.
3a Installation of sidewalks and driveways on Harbor Boulevard in accordance with the
adopted standas:a plans on file in the office of the City Engineero
4. Provision of a three (3) foot overhang easement along the westerly boundary of the
subject property to adequately serve the sub~ect property and other properties, at the
time of the installation of the service facilities.
5. Tima limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 1, 2, 3, and 4.
6. DevelopmE:nt substantially in accordance with Exhibit Nos. 1 and 2a
7. Installation of tree wells at forty (40) foot intervals in the parkway portion
of Harbor Boulevar;:, olans for said landscaping to be submitted to and subject to the
approval of the Superintendent of Parkway Maintenance, said landscaping to be installed
prior to Fina~ duilding Inspection.
THE FOREGOING RESOLUTION is signed and approved by me this 18th day of February, 1963.
