That the petitioner proposes a ceclessification of the above described property from the R-A~ Residential Agricu.ltural, Zone to the C-1, Neighborhood Commarcial, Zone to establish a medical, dental, and professional office building on subject propertye 2. That the proposed reclassification of subject pcoperty is necessery and/or desirable for the orderly and pro- per development of the community. 3. Thet the proposed ceclessification of subject propecty does properly relate to the zones and their permitted uses locally established in close peoximity to subject p:operty and to the zones and their permitted uses generally estab- lished throughout the community. 4o That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantixy of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plano 5a That no one appeared in opposition to subject petition. -1- _. _..__..._-._ _ _.--__ --.. t =~ _ ...1.__..._._. _.._.__..__. ...__............_.......__......_ .__...__._........_..._..._._.."_"".._ ...__...._.....__._.. . t ~F . ,' ~ -~ ~ y~ ~? ~ NOW, THEREFORE, BE I'I' RESOLVED thet the Aneheim City Pleaaing Commission does hereby recommend to the City Couacil of the City of Anaheim thet subject Petition for 1?eclassificetion be epproved and, by so doing, that Title 18-Zoning of the Aneheim Municipel Code be amended to exclude the ebove described property from the ,. R-Ay Residential Agricultural, Zone and to incorporate said said described property in the ; C-1, Neighborhood Commercial, Zone upon the following conditions which are hereby found to i be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general weifare of the citizens of the City of Anaheim. ~ lo Dedication of fifty-three (53) feet from the monumented centerline of Ball Road (50 feet existing)e 2o Preparation of street imporvement plans and installation of all improvements for Ba11 Road, subject to the approval of the City Fngineer and in accordance with the adopted standard plans on file in the office of the City ~ngineero 3o Payment of $2000 per front foot for street lighting purposes on Ball Roade 4o Provisior, of standard trash storage areas as determined by the Department of Puk~.i:ic Works, Sanitation Division, prior to Final Building Inspection~ 5o Time limitation of one hundred and eighty (180) days for the accomplishment of Item Noso 19 2, and.3a 6~ Development substantially in accordance with Exhibit Noso 1 and 20 7. Installation of tree wells at forty (40) foot inter•vals in the parkway portion of Ball Road right••~of-way, said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscapir.g i;o be instailed prior to F3na1 Building ~:~speciiona • i ~J THE FORGGOING RESOLUTION is signed and approved by me this 18th day of February, 1963a `~ e :I ,~ ~ , -I .
