A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITF OF ANAHEIM
! RECOMMENDING TO THE CITY COUNCIL OF6'~H~C~'4Y OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. BE APPROVED
WHEREAS, the City Plenning Commission of the City of Meheim did recelve a verified Petition for Reclessifica-
tionf:om ~GER LOWELL OLSON, 2210 Loara, Anaheim, California, Owner; OSCAR AIKEN~ 8752
Gardeh Grove Boulevard, Garden Grove, California, Agent of certain real property situated
in the City of Anaheim, County of Orange, 5tate of California, described as the North 120
feet of the South 554 feet of th2 West half of the West half of the Northeast quarter
of the Southwest quarter of Section 28, Township 4 South, Range 10 West, San Bernardino
Base and Meridian, in the City of Anaheim
and
WHEREAS, the City Plenning Commissiort did hold e public hearing at the City Hall in the City of Anaheim on
February 18~ 1963, at 2:00 o'clock P.M, notice of said public hearing having been duly given as requited by
iaw and in accacdence with the provisions of the Anaheim Muniaipal Code, Chepter 18.72, to hear and consider evidence
for and against seid pioposed :eclassification and to investigate and make findings end cecommendations in connection
therewith; end
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself and in its behelf, and
eEter due rnnsideration of all evidence and :eports offered at said heering, does find and determine the following fects:
1. That the petitioner proposes a reclassificetion of the above described property from the R-A~ Residential
Agricultural, Zone to the R-3, Multipl.e Family Residential, Zone to establish a sixteen (16)
unit one-story planned unit multiple family residential development on subject property.
2. That the proposed reclassificetion of subject property is necessary and/or desirable for the ocderly and pro-
per development of the community.
3. That thE proposed reciassification of subject property does properly relate to the zones end their pennitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generelly esteb-
lished throughout the community.
4. That the proposed reclassificai:ion of subject property does require dedication
for and standard impro~iement of abuttinq streets because said property does relate to and
abut upon streets and nighways which are proposed to carry the type and quant~ty of traffic,
which will be generated by the permitted uses, in accordance with the circulation element of •
the General Plano
5o That subject property is located within an established area of multiple family
residential development wliich is not reflected an the proposed General Plan because of its
small sizee
6o That no one appeared in opposition to ,ubject petition.

NOW, THEREFORE, BE IT RESOLVED that lhe f-nae~im City Pleaning Commission does hereby recommend
to the City Council of the City of Anaheim thet subject Petition for Reclassi6cetion be approved and, by so doing,
that Tifle 1&Zoaing of the Maheim Muaicipal Code be emended to exclude the ehove descdbed property from tne
R-Ay Residential Agricultural, Zone and to incorporate said described property in the R-3,
Multiple Family Residential, Zone upon.the.f.ollowing conditions which are hereby found to
be a necessary prerequisite to the proposed use of subject property in order to Freserve the
safety and general welfare of the Citizens of the City of Anaheima
lo Dedication of thirty-two (32) feet from the monumented centerline of Loara Street (20 feet
existing)o
2e Preparation of sireet impror-ement plans and installation of all improvements for Loara
Street, subject to the approval of the City Engineer and in accordance with the adopted standard
alans on file in the office of the City Fngineero
3~ Payment of $2~00 per front foot for street lighting purposes on Loara Streeto
a~ Payment of a Park and Recreation Fee of $25000 per dwelling unit to be ~ollected as part
of ihe Building Permit~
5~ Provision of standard trash storage areas as determined by the Departme:7t of Public Works,
Sanitation Division, prior to Final Building Inspection~
6a Subject to the approval of Petition for Conditional Use Permit Noe 3?i~
7~ Time limitation of one hundred and eighty (180) days fo:c the a ccomp'~.ishment of Item Nose 1,

8o Developmeut substantially in accordance with Exhibit Noso 1 throvjn 5 as amended hereina
9a Submission of revised p~ans to the Planning Department for Devel:>pment Review prior to
hearing of subject petition before the City Councilo
10, Provision that the interior walls of the proposed carports ~ha.ll be stuccoed, that enclosed
storage cabinets shall be provided along the rear wall of each carport, and that adequate
bumper guards shall be provided to protect the interior wall of the proposed carports from
damage prior to Final ~,,:;ding Inspection.
