WHERFAS9 the City Planning Commission of the City of Anaheim, did receive a verified

California, Ownersg KEN BEAUBIEN~ 3648 Fernwood, Lynwood, California, Agent of certain real
property situated in the City of Anaheim, County of Orange, State of California, as described
ia Exhib:tt "A" attached i2ereto and referred to herein as though set forth in full
; and
~~~S, the City Planning Cormnission did hold a public hearing at t he City Hall in
the City of Anaheim on February 18, 1963, at 2s00 o'clock P,Mo, notice of said public hearing
having been duly given as required by law and in accordance with the provisions of the Anaheim
Municipal Code, Chapter 18.68, to hear and consider evidence for and against said proposed
variance and to investigate and make findings and recommendations in connection therewith; and
WNFREAS, said Cormnission, after due inspection, investigation, and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said
hearing, does find and determine the follawing facts:
la That the petitioner requests a yariance from the Anaheim Municipal Codec Section
18a32a060 to permit the Waiver of the one story height limitation on subject property~ in
order to construct a two-story seven unit apartment building<
2n That there are exceptional or extraordinary circumstances or conditions applicahle
to the property involved or to the intended use of the property that do not apply generally
to the property or class of use in the same vicinity and zone' since church property is to the
north, and multiple family development is to the s~ath of subject property.
3< That the requested variance 3s necessary for the preservation and en3oyment of a
substantial property right possessed by other property in the same vicinity and zone~ and
deni.ed to the property in questiono
4e That the requested variance will not be materially detrimental to the public welfare
oi in~;arious to the property or improvements in such vicinity and zone in which the property
is locateda
5a That the requested variance will not adversely affect the Comprehensive General
Plano
6, That no one appeared in opposition to sub3ect petition.
