THAT PETITION FOR VARIANCE N0.~55~ ~ BE GRANTED
WHEREAS, the City Plaaning Commission of the Ciry of Aaaheim did receive e vecified Petition for Varience
from ANTHI~NY Fo and ROBERTA J. PARRA, 735 South Beach Boulevard, Anaheim, California, Owners
of certain real property situated in the City of Anaheim, County:of Orange, State of Cal-
ifornia, described as PARCEL NOo le The South 96 feet of the North 193 feet of the East
one-half of the East one-half of the Southeast quarter of the Southeast quarter of Section 14,
Township 4 South, Range 11 West, San Bernardino Base and Meridiano EXCEPrING THEREFROM the
East 40 feet thereof, as conveyed to the State of California by deed recorded March 5, 1951,
in book 2153, page 250, Official Recordso PARCEL Np, 2: The East 8 feet of the Sou±h 96
feet of the North 193 feet of the West one-half of the East one-half of the Southeast
quarter of the Southeast quarter of Section 14, Township 4 South, Range 11 West, San
Bernardino Base and Meridian

WHEREAS, the City Plenning Commission did hold a public hearing et the City Hall in the City of Aneheim
an March 4~ 1963Y at 2:00 o'clock P.M., notice .of said public hearing having beea duly given as required
by law and in accordance with the provisions of the Aneheim Municipal Code, Chepter 18.68,to hear and coasider
evidence for and against seid proposed varinc~ce end to iavestigate and make findings aad cecommendetioas in connec-
tion therewith; and
WHEREAS, said Commission, after due iaspection, investigation, aad study made 'by itself and ie its behelf,
and after due consideration of all evideace aad reports offered as said hearing, dces fiad and dete:mine the following
fects:
1. That the petitloner requests a variance from the Anaheim Muaicipal ~ode: Sect?.on 18040.010~ whiCh
stipulates permitted uses in the G1, Neighborhood Cormnercial, Zonp, to permit the relocation
of a real estate office from an existing residence on sub3ect property into a separate structure
recently moved onto sub3ect property and expand the non-conforming residential use of an exist-
ing residential structure throughout said buildingo
2. Thet there are exceptional or extraordinary arcumstances or cronditioas applicable to the pmperty iavolved
or to the intended use of the property thet do not apply geaezally to the pmpecty or class of use ia the same vicinity
and zone.
3. Thet tne requested variance is necessary for the preservation aad enjoyment of a substaatial property right
possessed by other property iQ the seme viciaity and zoae, aad deaied to the propecty in question.
A. That the requested variance will not be materially dM,rimentel to the public welfare or injurious to ffie prop-
erty or improvements in such vicinity and zone in which the propetty is located.
5. That the requested variance will not advetsely effect the Compmheasive General Plaa.

t Petition for Veriance, upon the following coaditions which ace hereby found to be a necessery precequisite to the p:a
posed use of the subject property in order to peeserve the safety end ger,eral welfere of the Citizens of the City of
Anahelm.

; Works, Sanitation Division, prior to F.inal Building Inspectione
~; 2o Development substantially in accordance with Exhibit No•., 1 as amended herein.
3a Provision of parking in accordance with Code requirements.
4o Installation of landscaping as indicated on Exhibit No. 1<
5o Provision of tree wells at forty (40) foot intervals in the parkway portion of said
right-of-way of Beach Boulevard, plans for said.landscaping to be submitted to and sub3ect to
the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed
prior to Final Building Inspectiono
6„ Removal of the southerly twenty (20) foot wide driveway and replacement with standard
curb, gutter and sidewalko
