`NHEREAS, the City Planning Commission of the City of Aneheim did recelve a verified Petition for Reclassifica-
tionfrom SANfAVA INVESI'MENTS, INC.~ 1731 South Euclid Stree•t, Suite F, Anaheim, California,
Owner; BETKER CONSTRUCTION ODRFORATION, 524 West Commonwealth Avenue, Fullerton; California,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, as described in Exhibit "A" attached hereto and referred to herein as though
set forth in full
; and
WHEREAS, ihe City Planning Commission did hold a public hearing at the City Hall in the City of Anah~im on
March 4, 1963, at 2:00 o'clock P.M. notice of said public hearing having been duly given es required by
lew and in accocdance with the provisions of the Anaheim Municipel Code, Chapter 18.72, to hear and consider evidence
for and agaiast said pio~,osed reclassificetion and to i:tvestigate and make findings end recommendations in connecY;on
therewith; and
WHEREAS, said Commission, aher due inspection, investigation, and study made by i'tself and in its :%;;half, and
after due consideration of all evidence and reports oEEered at said hearing, does find and determine the following facts:
1. That the petitioner proposes a reclassiEication of the above described property from the C-1~ Neighborhood
Commercial, Zone and the R-1, Residential Agricultural, Zone to the R-3, Multiple Family
Residential, Zo!;e to permit the construction of one two (2) story apartment building, or,
subject property.
2. That the proposed reclassification of subject prope:ty is necessery end/or desirable tor the orderly end pra
per development of the community.
3. That the proposed reclussification of subject propedy does properly relete to the zones and their permitted
uses locally established in close proximity to subject property and to the zanes and their permitted uses generally estab-
lished throughout the communiry.
4. That the proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic, which
will be generated by the permitted uses, in accordance with the circvlaticn element of the
General Plan.
5. That three persons appeared in opposition to subject patition, one of whom represented
a number of i~he property owners of the multiple family development northeast of subject prop-
erty.

recommend to the City Council of the City of Anaheim that subject Petition for Reclassification
be approved and, by so doing, that Title 18 Znning of the Anahe.im ldunicipal Code be amended
to exclude the.above described property from the C-1, Nei.ghbor.hood Commercial, and R-A,
Residential Agricultural, Zones and to incorporate said described.property in the R-3,
Multiple Fa~ily.Resident~al, Zone upon the following conditians which are Y~ereby found to
be a necessary prerequisite to the proposed use of subject property in order to preserve the
health and ge»eral safety nf the citizens of the City of Anaheimo
1„ Dedication of fifty-three (53) f eet from the monumented centerline of Lincoln Avenue (50
feet.existing)o
2~ Installation of sidewalks and driveways on I.incoln Avenue in accordance with the adopted
standard plans on f i~e in the office of the City Engineer.
3„ Payment of a P<^rk and Aecreation Fee.of $25000 per dweLLi.ng unit to he. collected as
part of the Building Permit~
4o Provision of standard trash storage areas as determined by the Department of Public Works,
Sanitation Division, p•rior to Final Building Inspection.
5~ Installation of fise hydrants, as determined to be necessary by the City of Anaheim Fire
