law and ia accordance with the provisions of tfie Anaheim Municipal Code, Chepter 18.72, to hear and consider evidence
for aad agains't said pioposed ceclassification and to iavestigate and mrilce findings end recommendetioas in connectian

WHEREAS, said Coamissian, a.°.zz due inspection, investigatien, and study mede by itseYf aad in its behalf, end
after due consideration of all evideace aad ceFwds offered at said hearing, does find and detexmine the following facts:
1. T6at the peti~aner pmposes a zeclassification of the above described pcoperty from the R-A~ ReSidential
Agricultural, Zone to '~,.he R-3, diultiple Family Residential, Zone to permit the construction
of a 62-unit one and ±-~v-story multipls family planned residential development, with car-
ports cor,structed in 2ieu of gazages.
2 That tha proposed ieclass`fication of snbject propecty is necessary and/or desirable for the orde:ly and pro-
per development of the commuaity.
3. That the proposed recla~sification of subject pcoperty does prcperly relate to the zones and their permitted
uses locally establisfied ia dose prozimity to snbject properry aad to the zones ead their permitted uses genewlly esteb-
lished thronghout the commnaity.
4, T'nat the oroposed reclassification of subject property does require dedication for
and standard im,~roveaent of abutting streets because said property does relate to and abut
upon streets aad 'nigtrxays cohich are proposed to carry the type and quantity of traffic, which
will be generated by the perveitted uses, in accordance with the circulation element of the
General Plan.
5. That the installation of carports ;.n lieu of garages and th4 waiver of single story
construction as xequired in Codes Section 18.320060 is hereby approved under the authority
granted by Codea Section 18.640070.

be approved and, by so doingy that Title 18-Zoning of the..Anaheim Municipal Code be amended
