THAT PETITION FOR CUNDITIONAL USE PERMIT 383 BE GRANTED
WHEREAS, the City Plenning Commission of the City of Anaheim did receive e verified Petitlon for Conditlonel
Use Permitfrom PEfER HILTSCHER9 918 Romneya Drive, MIRIAM E, RONSKO, 1170 North West Street,
and MYRTLE No FROEHLICH, 1160 North West, Anaheim9 California, Owners; LeROY ROSE, A.I.A.,
600 North Euclid Street, Suite 686,_Anaheim, California, Agent of certain real property ~'
situated in the City of Anaheim, County of Orange, State of California, described in
Exhibit "A" attached hereto and referred to herein as though set forth in full

WHEREAS, the City Planning C~mmission did hold a public hearing at the City Hell in the City of Aneheim on
March 4~ 1963~ at 2:00 o'clock P.M., notice of said public hsaring having been duly give~ es required by
law and in accordance vrith the provisions of the Aaaheim Municipal code, Chaptec 18.64, to hesr and consider evidence

WHEREAS, said Commissioa, aEter due inspection, iavestigation, end atudy made by itself and in its behalf, end
efter due consideretion of all evidence and tepoda offered at said headng, does find and determine the fo4loming fects:
I. Thet the p:oposed use is peoperly one for which a Conditional,Use Permit ie euthodzed by this Code, to
wit: permit the construction of a one and two-story multiple family planned residential
development with carports on subject property~
2. Thet the p:oposed use wlll aot adve~ealy affect the adjoining land usea end the growth end development of
the azea in which it is proposed to be locetec2.
3. That the slze and shape of the site proposed for the use is edequete to allow the full de~elopment of the
proposed use in a menner not detrimentel to the peeticulur etea nor to the peace, heelth, sefety, end general welfere
of the Citizens of the City of Meheim.
4. Thet the gcenting of the Conditional Use Permit under the conditions imposed, if eny, will not be detrImental
to the peace, health, safety, and general welfare of the Citizens of the City of Aneheim.
5~ That trie traffic generated by the pr.oposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the areao

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenr.ing Commission does heceby grant subject
Petition for Conditionel Use Permit, upon the following conditions which ere he:eby found to be e necessary pretequisite
to the pmposed use of the subject property in order to preserve the safety and genetal welfate of the Citizens of the
City of Anaheim:
1~ Subject to the reclassification of subject property to the R-3, Multiple Family
Residential, Zone as approved and completed under Petition for Reclassification No. 62-63-84.
