WHEREAS, the City Planaiag Commission of the City of Anaheim did receive a verified Petition for Conditlonei
Use Permit from B12C1CKVYAY De and HELER~ WRIGHT ROBERTS, 106 Nor.th Claudina, Anaheim, California,
Ovmers; KENNEfH W. HOLT;. 1557 West Mable 5treet, Anaheim, California, Agent of certain
real property situated in the City of Anaheim, County of Orange, State of California, described :
in Exhibit "A" attached hereto and referred to herein as thougt~ set forth in full

WHEREAS, the City Planning Commission did hold a public hearing at.the City Hall in the City of Anaheim on
March 18~ 1963Y at 2:00 dclock P.Nf., notice of seid pubiic hearing having been duly ~iven as requi:ed by
lew and in accocdence with the provisions of the Anaheim Municipal code, Chepter 18.64, to hear and consider evidence
for end agains4 said proposed conditional use and to investigete and meke findings and recommendations in connection
ffierewith; end
WHEFcEAS, said Commission, efter due inspection, investigation, and study made by itself end in its behalf, and
after due consideretion of sll evidence end ieports offered at said hearing, does fiad and determine the following fects:
I. That the pro~.osed use is pmperly one for which e Conditionel.Use Permit is authorized by this Code, to
° wit: establish and operate a private elementary shcool on subject propertyo ;,
2. Thet the pcoposed use will not advetsely e#fect the adjoiniag laad uses and the growth aad development of
the aeea in which it is proposed to be located. i
3. 'That the size and shepe of the site p:oposed for the use is edequete to allow the fitll development of the
proposed use in a mattner not detrimentel to the particular area nor to the peece, health, safety, and general welfare
of the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental
to the peace, health, sefety, end general welfare of the Citizens of the City of Anaheim.
5. That the traffic generaterl by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to car.ry the traffic in the areaa '
6. That no one appear?d in opposition to subject pei:itiono

_ ~ Petition for Conditional Use Permit, upon the following conditions which are heceby found to be a necessary prerequisite
,`~' to the proposed use of the subject propedy in order to preserve the sefety and general welfare of the Citizens of the
'' City of Aneheim: •

1. Provision of st~ndard trash storage areas as determined by the Department of Public
Works, Sanitation Division, prior to Final Building Inspection„
2. Repair of sidewalks and cuxbs on ~5alnut St.reet in accordance with the adopted
;', standard plans on file in the office of the C3ty Engineer~
f~' 3. Time limitation of one hundred and eighty (I80) days for the accomplishment of
~'+. Item F1o. 2.
~ 4. Development substantially in accordance with Exhibit Noso 1, 2, 3, 4, 5, and 60
5. Subject to the writ+en approval of Lhe appropriate department of the State of
California, prior to the issuance of a Business Licenseo
6. Installation of a six (6) foot masonry wall along the south boundary of subject
property, prior to Final Building Inspection~
