described as Lot No. 10 in T.ract No. 303, and further dESCribed as 119 South Melrose, Anaheim,
Cali~ornia

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Aneheim on
March 18~ 1963~ at 2:00 o'clock P.M., notice of seid public heacing having been duly given as requi:ed by
law end in accocdence with the provisions of the Aneheim Municipal code, Chaptei 18.64, to hear and consider evidence
for and agoinst said proposed coaditional use and to investigate and meke findings and recommendations in connection
thereaith; and
• WHEREAS, said Commission, after due inspection, investigation, end study made by itself and in its behelf, end
' efter due conside:ation of all evidence and ceports offered at said hearing, does find end determine the following facts:
1. Thet the propased use is pmperly one for which e Conditional.Use Permit is euthorized by this Code, to
wit: permit the expansion of a~ existing convaleccent hospital on subject propestya
2. Thet the p~oposed uae will not advecsely a£fect the adjoining lend uses and the growth and development of
the area in which it is pcoposed to be located.
3. That the size and shepe of the site proposed for the use is adequete to a~low the full development of the
propoaed use in a manner not detrimentel to the perticular area not to the peace, t:ealth, safety, and geaeral welfere
of the Citizens of the City of Anaheim.
4. Thet the granting of the Conditionel Use Permit under the conditions imposed, if any, will not be detcimental
to the peace, health, safety, and general welfere of the Citizens of the City of Anaheim.
5. That th~ traffic generated by the proposed use will not impose an undue burden upon
~ the streets and highways designed and improved to carry the traff ic in the area..

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does heteby grant subject
Petition for Conditional Use Permit, upon the following conditions which are heceby found to be a necessary prerequisite
to the proposed use of the subject p:operty in order to p:eserve the safety and genecel welface of the Citizens ofthe
City of Aneheim: •
1. Repair of sidewalks on Melrose Street in accordarice with the adopted standard plans
on file in the office of the City Engineer, prior to Final Bullding Inspection~ ~.
2. Provision of standard trash storage areas as de•termined by the Department of Public '~
Works, Sanitation Division, prior to Final Build3.ng Inspectiona ~ '
3. Development substantially in acco:•dance with development plans, as amended, provided
that final building plans shall be subject to Development Review, prior to the issuance
of a Building Permit.
