RECOMMENDIN s TO THE CITY COUNCIL OF THE CITY OI' ~1NAHEIM THAT
PETITION FOR RECLASSIFICATION NO. ~2~'b3-88 BE APPROVED
WHEREAS, the City Planning Commission vf the City of Aneheim did receive a veriiied Petition for Reclassifica-
tion fzom .7~IiANN and TY.ERESIA AVEMARIA, 1035 YVest Romneya Drive, Anaheim, California, Owners
of certain real property situated in the City of Anaheim, County of Orange, State of Cali-
fornia, as described in Exhibit "A" at~ached he.r.eto and referred to herein as though set
forth in full

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Aneheim on
i March 18~ 1963~ at 2:0.0 o'clock P.M. notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear end consider evidence
i foe end ageinst seid peoposed xeclassification and to investigate end meke findings end recommendations in connection

WHEREAS, said Commission, after due inspect~on, investigation, and study made by itself and in its behalf, and
~ efter due cansideration of all evidence end reports offered at seid hearing, does find and determine the following facts: ±
1. 'Pi~at the petitioner proposes a reclassificetion of the above described property from the R-Ay Residential
Agricultural, Zone to the R-3y Multiple Family Residential, Zone to permit the conversion of
a single family dwelling unit into a two-family dwelling unit~
. 2. That 4he proposed reclassification of subject property is necessary and/or desirable for the orderly and pro-
per development of the community.
~ 3. Thet the pcoposed reclassificetion of subject property does propecly :elate to the zones and their permitted
uses lacaily established in close proximity to subject pcoperty end to the zones and their permitted uses generelly estab-
lished throughout the community. ,
' 4o That the proposed reclassificaiion of subject; property does not require dedication
I for and standard improvement of abutting streets because said property does relate to and '
abut upon streets and highways which are improvet~ to carry the type and quantity of traffic, '
` which will be genexated by the permitted uses, in accordance w•ith the circulation element
cf the General Plan. -
