WIiEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Reclassifica-
tionfrom WILLIAM G. and LORA B.. II.LIS9 3934 Gardenia, Long Beach, California, Owners; BTLL ~
FINDLEY, 800 South Brookhurst, Suite 4, Anaheim, California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as the South '
78 feet of the East 152 feet of the Nurth 936 feet of the East half of the East 20 acres of
the Southeast quarter of the Southwest quarter of Section Seven, 2ownship Four South, Range
Ten West, San Bernardino Base and Meridian

WHEREAS, the City Planning Commission did hold a public hearing at the City Hail in the C:ty c+f Aneheim on
MarCh 18~ 1963~ at 2:00 o'clock P.M. notice of said public hearing having been duly given as :=quired by
law and in accordence with the provisions of the Anaheim Municipal Code, Chepter 18.72, to hear and consider evidence
for and egeinst said ptoposed reclessificetion end to investigate and make findings and cecommendations in connection
therewith; and

WHEREAS, seid Commission, after due inspection, investigetion, end study mede Uy itself and in its behalf, and ~
after due consideration of all evidence and reports offered at said hearing, does find and determine the following fects: ~?
1. That the petitioner proposes a reclassification of the above described propedy from the R-A~ Residential
Agricultural, Zone to the R-2, Two Family Residential, Zone to construct a duplex on subject ~
pr.operty. ;.
2. That the F:oposed reclassificetion of subject prope~ty is necessazy and/or desireUle for the orderly and pra
per development of the community.
3. That the pcoposed :eclessification of subject prope:ty does properly relate to the zones and their permitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generally estab-
lished throughout the community.
4. That the proposed reclassification of subject property does require dedication
for and standard improvement of abutting streets because said property does relate to
and abut upon streets and highways which are proposed tc carry the tlpe and quantity of
traffic, which will be generated by the pe.rmitted uses, in accordance with the circulation
element of the General Plana
5. That one person appeared in opposition to subject petition.

~ / NOW, THEE2EFORE, BE IT RESOLVED that the AneheIm City Plenning Commission does hereby recommend
to the City Council of the City of Anahe'sm that subject Petition for ReclassiGcation be approved and, by so doIng,
that Title 18-Zoning of the Anaheim Mwaicipal Code be amended to exclude the ebove described property from the
R-A, Residential Agricultural, Zone and to incorpo.rate said described property in the R-2,
Two Family Residential, Zone upon the following conditions which are hereby found to be a
nece9sary pr.erequisite to the proposed use of subject property in order to preserve the
safety and general welfare of the citizens of the City of Anaheimo
1. Dedication of thirty-two (32) feet from the monumented centerline of Gilbert Street (20 feet
existing).
2. Preparation of street.improvement plans and installation of al-1 improvements for Gilbert
Street, subject to the approval of the City Engineer and in accordance with the adopted
standard plans on file in the office..of the City Engineer„
3. Payment of $2000 per front foot for stxeet lighting purposes on Gilbert Street.
4. Fayment of a Park and Recreation Fee of $25000 per dwelling unit to be collected as part
of the Building Permit.
5: Time limitation of one hundred and eighty (180) days for the accomplishment of Item Nos.
1, 2, and 30 ~
6. Development substantially in accordance with Exhibit No. lo ,
7o Provision that the.rear and side walls of the proposed carports shall be stuccoed, enclosed
storage cabinets shall be provided at the rear wall of each carport, and that adequate bumper
guards shall be provided to protect the interior wall of the proposed carports from damage~
8. Construction of a six (6) foot masonry wal], measured from the finished grade of subject
property, along the north and south boundaries of subject property, prior to Final Building
Inspectiono
