WHEREAS, the C}.ty Plenniag Commiasion of the City of Anaheim did receive a vedfled Petition for Wnditional
Use Permitfrom RUSSELL MAORE, 1.1752 Garden Grove Roulevard, Garden Grove, California, Owner;
BUILDER SERVICE UNLIMITED, 11752 Garden Grove Baulevard, Garden Grove,.California, Agent of•
certain real proper~y situated in the City of Anaheim, County of Orange, State of California,
described as: The South 140 feet of the East one-half of the Northeast,quarter of the
Southeast quarter of Section 14, in Township 4 South, Range 11 West, in the Rancho Los Coyotes,
City of Anaheim, as shown on a map thereof recorded in book 51, page 7, et seq., Miscel-
laneous Maps, records of said Orange County; , '
EXCEPTING THEREFROM the Easterly 40 feet of said land, as conveyed to the State of
California, by deed recorded March 5, 1951, in book 2153, page 254, Official Records, and by
deed recorded March 1, 1951, in book 2151, page 460, Official Records
; and
WHEF.EAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Aneheim on
April 1~ 1963 et 2:00 o'clock P.M., notice of aaid public hearing heving beep duly given es cequired by
lew and ih eccocdance with the p:oviafons of the Mehelm Municipal Code, Chapter 18:64, to hear and consider evidence
for end against said proposed conditional uae and to investigate and meke findings and cecommendations in connection
therewith; end •
WHEREAS, seid Commission, efter due inspection, investigation, end etudy mede by itself end in its behelf,
and after due coneideretion of ell evidence and reports offered et said hearing, does find and dete~miae the following feds:
i. That the ptoposed use is properly one for which e Conditionel Use Permit is authorized by this Code, to wit:
establish a 44 unit two-story multiple family planned residential development on subject
propertyo
2~ That the p•roposed use will adversely affect the adjoining land uses and the growth
and development of the area in which it is oroposed to be located.
3. That the petitioner requested that plans as submitted, be used in rendering a
decision, but that revised plans, incorporating a good living environment requested by the
Commission, were not submittedo
4o That the proposed multiple family development would be incompatible to the
commercial uses already established ad3acent to and in close proximity to subject property.
5o That no one appeared in opposition to subject petition.
