WHEREAS, the City Pienning Commission did hold e puhlic heedng at the Clty Hell in the City of Meheim on
Apx il 1~ i963 at 2:00 o'clock P.M. notice of seid public hearing heving been duly given ae required by
law and in eccordance with the provisions of the Ane}~eim Municipal Code, Chepter 18.72, to hear end consider evidence
for end egeinst seid ptoposed reclassificetion end to investigate end meke flndings end recommendetiona in connectlon
therewith; end
WHEREAS, sald Commiosion, efter due inepection, inveatigation, and etudy made by itaelf end in ite behelf, end
after due consideration of all evidence and reports o[fered et seid hearing, does find and determine the fallowing fecta:
1. That the petitioner proposes a recleasificetion of the ebove deacdbed propecty from the R-A~ Residential
Agricultural, Zone to the R-3, Multiple Family Residential, Zone to permit the development
of a one and two-story multiple family subdivision.
2. Thet the proposed ceclaesificetion of subject property in necessery and/or deaireble tot the orderly and pro-
per development oE the community.
3. Thet the proposed reclessiEicetion of subject property does pmperly relata to the zones end their permitted
uses locally establiehed in cloae proximity to subJect ptoperty and to the zonea end their permitted usse ger.erally esteb-
lished throughout the community. ,
4~ That the proposed reclassification of sub~ect propErty does require dedication
for and si;andaz~d 3mprovement of abutting streets because said property does relate to
and abut upon streets and highways which are proposed to carry the type and quantity of
traffic, which will be generated by the permitted uses, in accordance with the circulation
element of the General Plan.,
5. That the petitioner stated single story construction would be located around the
perimeter of the multiple family subdivision, and further stated that the play-recreation
area would be developed concurrently with the construction of the first unit of the
subdivision.
6~ Th:.t one person representing 12 persons prasent in the Council ~.,'hamber appeared
and that one letter and a petition signed by 103 persons were received opposing sub~ect

f; NOW, THEREFORE, BE IT RESOLVED that the AnaheIm City Pleaning Commission does hereby recommend
to the City Couacil of the City of Aneheim that subject Petitioa for Recleasificatlan be approved and, by ao doing,
~ thet Title 18-Zoning of the Aneheim Municipal Code be amended to exclude the above described property from the
1. Recordation of a Final Tract Map of subject property.
2o Payment of a Park and Recreation Fee of $25.00 per dwelling .unit to be collected
as.part of the Building Permit.
3~ Provision of standard trash storage areas as determined by the Department of
Public Works, Sanitation Division, prior to Final Building Inspection.
4. Development substantially in accordance with Exhibit Noso 1, 2, 3, and 4, and all
R-3, Multiple Family Residential, .Code requirementso
50. Installation of a,six (6) foot masonry wall along the west boundary of subject
property,' prior to Final Building Inspection~ ,
