Thet the petitioner cequests a variance from the Aneheim Municipal Code: Section 18.52.060 (2-j)~ which stipulates a building setback of twenty-five (25) feet in depth for those properties fronting on an int,erior industrial street, to permit the development of sub3ect property with a setback of twenty (20) feet~ 2. Thet thece ere exceptional or extraordinary circumstances or conditions epplicable to the property involved or to the intended use of the p:operty thet do not apply generally to the property or class of use in the same vicinity end zone. 3. That the requested variance is necessnry for the preservation end enjoyment of a substential property right possessed by other pcoperty in the seme vicinity end zone, and denied to the ptoperty in question. 4. That the requested vorinnce will not be metecielly detrimental to the public welfere or iajudous to the pmp- erty or improvements in such vicinity end zone in which the propeety is located. 5.
