A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM TF?AT
PETITION FOR RECLASSIFiCATION NO. ~2-6~-92 DE Al°PROVED
WHEREAS, the City Planning Commission of the City of Aneheim did receive e vedfied Peti'tion for Reclessiflca-
tion f:om fiDIT?i Y~. GILMOItE, 649 North Oak]and Avenue, Pasadena, California, Owner;
ART PIIANT, 2401 Bast 17th Street, Santa Ana, California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California as described in
Bxhibit "A'" att3cYed hereto and referred to herein as though set forth in full
; and
WHEREAS, the City Ptsmning Commission did hold a public hearing at the City Hall in !he City of Anaheim on
April 1, 1963 at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Anaheim Municipal Co~:r, Chapter 18.72, to hear and consider evidence
for and ageinst said proposed reclassification and to investigate and meke Gndings and recommendetions in connection
therewith; and
WHEREAS, seid Commission, after due inspection, investigatian, and study made by itself and in its behelf, and
after due consideration of all evidence and reports uffered at seid hearing~ LLC~C find and determina the following fects:
1. That the petitioner proposes a reclassification of the above described property from the R-A~ Res idential
Agricultural, Zone i:o the R-3, Multiple Family Residential, Zone to permit the development
of a multiple family subdivision~
2. That the pcoposed reclassification of subjcat property is necessary and/or desireble for the ocderly and prw
pet development of the community.
~. That Z::e proposed reclessification oi subjec2 p:opedy does properly relate to the zones and their peanitted
usAs locally established in close pcoximity to subject propecty and to the zones and their permitted uses generelly estab-
lished thmughout the communi.ty.
4o That Ehe proposed reclassification of subject property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
uo~n streets and highways which are proposed to carry the •type and quantity of traffic,
which will be generated by thepermiiteduses, in accordance with the circulation element of
the General Plan„
5. That no one appeared in opposition to subject petition.

N~W, THEREFORE, BE IT RESOLVED thet the Ananeim City f4eaning Commission does hereby recommend
to the City Council of the City of Aneheim that subject Petition for Redassi$cativn be eppcoved end, by so doing,
that Title 1&Zoning of the Anaheim Municipal Code be =;nended to exclude the ebove descdbed property from the
1~ Payment of a Park and Recrea~~ion Fee of $25~00 per dwelling unit to be collected
as part of .the Building Permit~
2„ Recordation of a Final Tract Map of subject propertyo
3a Provision of standard trash ~•toraqe areas as determined by the Department of Public
Works, Sanitation Division, prior to Final Building Inspectiona
4. Development pians for subject property shall be subject to City Council approval,
prior to issuance of a building permit, in no case shall more than eighteen (18) dwelling
units per net residential acre be established on subject property~
5„ Construction of a six (6) foot masonry wall along the north and east property lines
of subject property, prior to Final Building Inspect3on~ '
