A RESOLUTION OF TFiE CITY PLANNING COMMISSION OF TF?E CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 1570 BE GRANTED
WHEREAS, the City Planning Commission of the City of Menelm did ceceive a veriGed Petition for Veriance
from REVEREND JAMES HF1~PS, 2428 Orange Avenue, Anaheim, California, Owner; J and C DEVELOP
MENT O~MPANY, 2127 Ball Road, Suite "B", Anaheim, California, Agent of certain real propertiy
situated in the City of Anaheim, County of Orange, State of California,.described as Lot
Nos~ 18, 19, and 20 of Tract No~ 796

WHEREAS, the City Plannittg Commission did hold a public headng et the C'~y Hall in the City of Anaheim
on ppril 29~ 1963~ at 2:00 o'clock P.M., notice of seid public hearing havi~~q been duly given as requiced
by law and in eccordonce with the provisions of the Anaheirt; `.;uaic:pel Code, Chepter 18.68, to hear and consider
evidence for and egainst seid proposed variance and to investigete and meke findinga end recommendetions in connec-
tion the:ewith; end
WHEREAS, said Commission, efter due inspecUon, investigetion, aad study made by itself end in its behalE,
and efter due consideration of all evidence and reports offered es said hearing, does find and detetmine the following
fects:
1. Thet the petitioner:equests e verience from the Anaheim Munlcipel Code: Section 17.08.100 (c~, which
requi•res a reversed corner lot shall have a minimum width of 78-7~ feet; Section 18.24.030 (4-b), .~
which req~aires that R-1 lots shall• have a minimum area of 7200 square feet; and Section
18~08~550, which requi.res that lots on a cul-de-sac to have a minimum of 60 feet at the 15
foot setback linet t~ permit the subdivision of subject property and development thereof as
indica~ed on Tract Noa 5114.
2. That theze ere exceptionel or extraordinery circumstences or conditions eppliceble to the prope=ty involved
or to the intended use oE the progecty t:iat do not eppl, generally to the property or class of use in the same vicinity
and zone.
3. That the requested verience is necessary fer the prePervetion and enjoyment of a substantiel pmpecty right
possessed by other propecty in the seme vicinity end zone, snd denied ta t~ a p!opedy in question.
4. Thet the cequested verisnce will not be metedally detrimentel to the publlc welfere or injurious to the pmp-
erty or impcovements in such vicinity and zone in which the propedy is loceted.
5. That the requested variance wili not adversely effect the Comprehensive Genewl Plen.

NOW, THER.EF012E, BE IT RESOLVED thet the Anaheim City Planning Commission does hereby grant subject
Petition for Veriance, upon the following condiYions which are hereby found to be e necessary prerequisite to the pm-
posed use of the subject property in order to preserve the safety and gene:al welfare oE the Citizens of the City of
Anaheim.
1. Recr~rdation of a Final Tract Map of subject property.
2a Development substantially in accordar.ce with Exhibit Nos. 1 through B.
