April 29~ 1963. et 2:00 o'clock P.M., aotice of said pnblic hearing having beea dnly givea as iequiied by
law and in eccordence with the provisions of the Anaheim Muniapal eode, Chapter 18.64, to hear aad eonsider evideace
for end ageinst said proposed conditional use aad to investigate and make fiadiags and necomaendations in connxtion
therepith; and
WHEREAS, said Commission, after due iaspectioa, investigatioa, and stndq made bq itself and ia its behalf, aad
after due consideration of all evidence and eeports offered at said hearing, does find and detesmine tfie €ollowing fads:
1. That the proposed nse is properly one for which a Coaditioaal.Use Pecmit is anthorized bq this Code, to
wit: establish a motel on subject property.
2. Thet the proposed use taill not advezselq e£fect.the adjoining laad nses aad the Qowth aad developmeat of
the azea in which it is proposed to be located.
3. That the size and shape of the site pmposed for the u.se is adeqnate to allow fhe fnll developmeat of tfie
proposed use in a meaner not detrimeatal to the particnler arna nor to the peace, health, safeL9, aad geaeral welfax
of the Citizens of the City of Anaheim.
4. That the grantiag of the Conditionel Use Pe~mit nnder the coaditions imposed, if any, w~li not be detzimeatal
to the peace, health, sefety, end genecal welfere of the Citizens of the City of Aaeheim.
5. That the traffic generated by the proposed use will not impose an undue bvrden
upon the streets and highways designed and improved to carry the traffic in the area.
6. That the petitioner by stipulation, agreed to develop the proposed structure with a
shake rooP.

NOW, THEREFORE, BE IT RESOLVED thet the Ar.eheim City Planning Commission does hereby grant subject
Petition for Conditionei Use Permit, upon the foliowing conditions which ere hereby found to be a necessery prerequisite
to the pmposed use of the subject property in order to presecve the safety and general welfere of the Citizens of the
Citv of Anaheim:
1. Dedication of forty-five (45) feet from the monumented centexline of Orangewood Avenue ,
(40 feet existing).
2e Preparation of str=et improvement plans and installation of all improvements for
Orangewood Avenue, subject to the approval of the City Engineer and in accordance with the
adopted standard'plans on f ile.in the off ice of the City Engineer. ~
3• Payment of $2.00 per front foot for street lighting purposes on Orangewood Avenue.
4o Provision of standard trash storage areas as determined to be necessary by the
Department of Public Works, Sanitation Division, prior tc Final Building Inspection.
5. Installation of fire hydrants, as determined to be necessary by the City of Anaheim
Fire Department, to provide adequate fire protection.
6. The existing water well to be backfilled to City of Anaheim specifications.
7. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 1, 2, 3, and 6.
8. Drainage shall be handled in a manner which is acceptable to the City of Anaheim.
9. Development substantially in accordance with Exhibit Nos. 1, 2, and 3, except as amended;

10, Provision of shake roofs as stipulated by the petitioner. •
11. Submission oi' evidence of a recorded easement for ingress and egress to Harbor
Boulevard, prior to issuance of a Building Permit. ,
