A RESOLUTION OF TTiE CITY PLANNING COMMISSION OF THE C:TY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIf 413 BE GRANTED
WEiEREAS, the City Plenning Commiseioa of tho City of Aneheim did eeceive a vetified Petition for Conditional
Use Permitfrom Wilshire Oil Company, a subsidiary of Gulf Oil Corporation, 727 idest Seventh
Street, Los Angeles, California, Owners;.George Murphy, 9476 Yellet Street, Aowney, Cali-
fornia, Agent of certain real property situated in the City of Anaheim, County of Orange,
State of CaJ.ifornia, described as the West 210 feet of the North 195 feet of Lot 4 in
Block B of Tract No. 13, in the City of Anaheim, as shown on a map thereof recorded in
book 9, page 12, Miscellaneous Maps, records of said Orange County.
Said measurements being from the centerline of Brookhurst Street on the West and from the
centerizne of Broadway (Old Connty Road) on the North as shown on said map

WHEREAS, the City Planning Commiseion did hold a public headng at.the City Hall in the City of Aneheim on
qpril 29, 1963, at 2:00 o'clock P.M., notice of seid public hearic-g having been duly given as required by
lew end in accordence with We pmvisiotts of the Anaheim Muaicipal code, Chepter 18.64, to hear end consider evidence
for end ageinet said proposed conditioael use and to investigate aad meke findings and recommendetions in wnnection
therewith; and .
WHEREAS, eQid CoQmisaion, after due inspection, inveatigation, and study made by itaelf aad in its behelf, and
efter due coneideration of all avidence and repods offered at aeid heedag, does find and determiae the following fecta:
1. That the proposed use is pmperly one for which a Coaditioaal.Use Permit is authodzed by this Code, to
wit: establish a service station.
2, Thet the p;oposed use will aot adve:sely effect.tho- adjoining lend uses and the growth and development of
the aceQ in which it is proposed to be located. '
3. TheY the size and ahepe of the aite ptoposed £ot the use is edequete to allaw the fu11 develupment of the
piopoaed use in a manner not de4rImentet t0 the p~cticular area nor to the peace, liealth, sefety, end general welfete
of the Citizens of the City of Aneheim. .
4. Thut the gcenting of the Coaditional Use Pecmit under the conditions imposed, if any, will not be detrimentel
to the peace, henlth, seEety, and genecal welfere of the Citizens of the City of Aneheim.
5. That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the area.
6. That the City Council~ Resolution of Intent No. 6090, Condition No. 5,
dated June 21~ 1960~ be amended for sub3ect property only, which required the installation
of a four (4) foot landscaped strip.
7. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVEU thet the Aneheim City Plenning Commission does hereby gcant subject
Petition for Conditional Use Permit, upon the folloping conditions which a:e he:eby found to be e necessctry precequisite
to the proposed use of the subject pcoperty in order to presecve the sefety and general welfare of the Citizens of th;-:
City of Anaheim:
lo Installation of full sidewalk and driveways, and trees in the treewells, on Broadway ;
and Brookhurst Street in accordance with the adopted standard plans on file in the office of
the City Engineer.
2. Provision of standard trash storage areas as determined by the Department of Public
Works, Sanitation Division, prior to Final Building Tnspection.
3. Time limitation of one hundred and eighty (180) days for the accompli nt of
Item No. 1.
4. Submission of detail building plans incorporating adequate elevations and p3.ot plans :
together with landscaping in accordance with servic~~ station site development standards to
Development Review, prior to issuance of a Building Permit~
5. Installation of suitable concrete curbing or bumper guards along the east and '
south sides of the proposed service station site, to confine the vehicular traffic ±zntil such
time as the abutting properties to the east and south are developed for commercial purposes.
6. Provision that all lights installed on the proposed service station site shall be
adjusted to reflect away fxom the single family homes to the north of subject property.
THE FOREGOING RES9LUTION is signed and epproved by me this 29th day of April, 1963.
