therewlth; a:td ,
WHEREAS, sald Commiasion, after due iaspection, iavestigation, and study made by itself end in its behelf, end
after due consideration of all evidence and :eporte offeeed at said hearing, does find and determine tha iollowing facts:
1. That the proposed nse is properly one for which a Cortditioaal.Use Permit is auinorized by this Code, to
wit: establ'ish a one and ~two-story_multiple..fami.ly.._planned residential _development with
carports; establish a ear wash; and waiver of the C-1 and R-3'height restrictions as required.
2. Thet the pcoposed use arill not advecsely affect_the adjci,ning land uses end the growth and development of
the etea in which it is propased to be located.
3. That the size snd shape of the site proposed for the use is adequate to allow the full development of tlie
pcoposed use in a manner not detrimental to the padicular acea nor to the peace, health, safery, and geaecal welfore

4. Thet the granting of the Conditionel Use Permit under the conditions imposed, if any, will not be detrimental
~c the peace, health, ssfery, and general welfece o.'the Cit3zens of ffie City of Aneheim.
5. That ttie traffic generated by the proposed »se w311 not impose an undue burden upon
the streets and highways deaigned and improved to carry t:~e traffic in the area..
6. Th•~t ±he petitioner stipulated by agreement to a variable setback of the proposed
structures a~:~:•~ Streets "A" and "B" to an average of 12~ feet,
~ 7. That it is hereby deemed necessary to permit the specific waiver of Code: Section
18.32.060, one story height limitation vrithin 15d feet of an R-1 Zone, to permit two-story
construction within 140 feet of an existing single family development to the north, on •
the grounds that the single fainily development is substantially two-story residences, and
that single story R-3 is lacated between the R-3 two-story and the two-stoxy R-1 residences.
Said waiver being permitted under the authority granted by Codes Section 18.64.070 of the
Anaheim Municipal Code. "
