for and ageinst said proposed conditional use and to investigate end meke findings end recommmdations in connectlon

WHEREAS, seid Com~:ssion, after due inspection, investigation, and study made by itself und In its behelf, and
efter due consideration of ell evidence and reports offered at said headag, does find and determine the followiag fects:
1. That the proposed use is properly one f~r which a Qon~itionel .Uae Permit is authortzed'oy this Code, to

2. That the p:oposed use will not adversely affect !he adJoining land uses and the growth c+nd davalopment of
the a~es in which it is proposed to be loceted.
3. That the size and ehape of the site ptopoaed for the use :s adequete to allow the full devalopment of the
proposed use tn a manner not detrimental to the perticuler e~ea :~or to the peace, health, aefety, end general welfare
of the Cidzens of the City of Anahetm.
4. Thet the granting of the Conditional Use Permit under the conditions impoaed, if any, will not be detrimentnl
to the peacc, health, sefety, and general welfeie of the CiUzens of the City of Anaheim.
5~ That the traffic generated by the proposed use will not impose an undue burden

tree wells and landscaping therein, shall.be submitted to and approved by the Superintendent
of Parkway Maintenance, and that said tree wells shall be plantod prior to Final Building
Inspectiono
9. That a six (6) foo•t masonry wall shall be constructed along the easterly 213 feet
of the south.prop.er£y.line, prior to.Final Building Inspectiona
10~ That a bond.shall be posted to insure that construction ~` a six (6) foot masonry
wall along the westerly 139 feet of the south propex+.y line, and a:.ang the entire northerly
property of subjecz.property pri~r to.Final Building Inspection of the first phase of
