That the owner of sub~ect property shall deed to the City of Anaheim a strip of land ! j 53 feet in width, frcm the centerline of the street; along Euclid Street, for street widening I ; purposes. ~ °' 2. That the owner of subject property sha11 pay to the City of Anaheim the sum of $2.00 per " front foot, along Euclid Str2et, for street lighting purposes. j 3. That the completion of these r2classification proceedings shall be subject to the granting ; of Variance 15750 4o That Condition Noso 1 and 2, above mentioned, shall be complied with within a period ~y of one hundred and eighty (180) days from date hereof, or such further time as the City Council may granto ~4' 5. That sub~ect property shali be developed substantially in accordance with plans and ' specif ications en file with the City of Anaheim, marked "Exhibit No. 1". 6. Restrictions, approved by the City Attorney, which restrictions shall lirtiit the use of subject property to business and professional offices only, and that said restrictions shall be completed ~ within a period of one hundred and eighty (180) days from date hereof, or such further time as ' the City Council o_ Commission may grant. ) 7. That all air-conditioning far,ilities be contained within building or shielded from view. ? 8. That planted tree vrells shall be provided at approximately 40 foot intervals in the ~ Euclid Street parkway abutting subject property; that plans for said tree wells and landscaping ~ therein, shall be submitted to and approved by the Superintendent oF Parkway Maintenance; and y that said tree wells shall be planted prior to Fina1 Building Inspection. } 9. That a two (2) foot strip of land sliall be landscaped and said iandscaping maintained, 's as indicated on Exhibit No. 1 on fil~ with the City; that plans £or said landscaping shall be ~ submitted to and approved by the Sup~rintendent of Paxkway hlaintenance; and that said landscaping ' shall be installed prior to Final Building Inspection. I l0o That the existing irrigation ditch along the north property line shall be placed under- ^ ground subject to the approval of the City Enginear, prior to Final Building Inspection. ` 11.
