... ''NOW~ THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
recommend to the City Council of the City of Anaheim that subject Petition for Reclassification
be approved and, by so doing, that Title 18-Zoning of ihe Anaheim Municipal Code be amended to
exclude the above described property from the R-A, Residential Agricultural, Zone and to in-
corporate said described property in the C-1, Neighborhood Commercial, Zone upon the foilowing
conditions which are h.ereby found to be a necessary prerequisite to the proposed use of subject
property in order to preserve the safety and general welfare of the citizens of the City of '~
Ananeimo
1~ That street improvement plans shall be prepared and all engineering requirements of the
City of Anahe~m along Lincoln Avenue, such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be completed as required by the
City Engineer and in accordance with standard plans and specifications on file in the Office
of the City Engineer.
2o T1~aL the owner of subject property shall pay to the City of Anahei~,, the sum of $2.00
per front foot, along Lincoln Avenue, for street lighting purporses.
3o That i:rash storage areas shall be provided in accordance with standard plans on f ile
in the off ice of the Director of Public Works, prior to Final Building Inspe~tion.
4. That a perimeter drive shall be provided, a minimum of 21 feet in width with adequate
angle cut-offs, or a minimum of 28 feet in width if cut-ofr"s are not provided, and shall have
a minimum vertical clearance of 14 feeto '
5,~ That Condition Noso 1 and 2, above mentioned, shall be compl.ied tivith within a period of
one hundred eighty (180) days from date hereof, or such further time as the City Council may
grant.
fi. That subject property shall be developed substantially in accordance with plans zn@
specifications on f ile with the City of Anaheim, marked "Exhibit Nos. 1, 2, 3, 4, 5, and 6".
7. Tha•t the ai•r-conditioning unit be located so as not to be visable from Lincoln Avenue.
8. That a ~ix (6) foot strip of land abutting the Lincoln Avenue right-of-way, shall be
landscaped and said landscaping maintained, as indicated on Exhibit No. 1 on f ile with the
City; that plans for said landscaping shall be submitted to and approved by the Superintendent
of Parkway Maintenance; and that said landscaping shall be installed prior to Final Building
Inspection<
9o That planted tree wells shall be provided at approximately 40 foot intervals in the
Lincoln Avenue parkway abutting subject propErty; that plans for said tree wells and landscaping
therein, shall be submitted to and a~proved by the Superintendent of Parkway Maintenance; and
that said tree wells shall be plarrt:ed prior to Final Building Inspection.
10. That a six (6) foot masonry wa11 s'eall b~ constructed along the north, east, and west
nroperty lines prior to Final Building Inspection.
11. That the owne•r of subject property shall place of record City of Anaheim C-1 Deed
Restricti~ons, approved by the City Attorney, which restrictions shall limit the use of subject
property to business and professional offices only; and that said restrictions shall be completed
within a period of one hundred an~ eighty (180) days from date hereof, or such further time as
the City Council or Commission may grant.
