~; in Book 5, Pages 23 a~d 24 of Miscellaneous Maps, in the office of the County Recorder of

WHEREAS, tae City Plenniag Commissioe did hold a public hearing at the Ci!y Hall in the City of Anahe:m on
June 10~ 1963~ at 2:00 o'clock P.M..nutice oE seid public hearing having been duly given as cequiced by
law and in accordence with the provisions of the Meheim Municipel Code, Chaptec 18.72, to heae and consider evidence
for and egainst seid ptoposed reclassificetion end to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, seid Commission, after due inspection, inveatigetion, end study made by itself and in its behalf, and
efter due considecation of all evidence end cepocts offeced at said hearing, does find end determine the following fects:
1, Thet the petitione~ proposes e reclassification of the atwve described property from the R-A~ Residential
Agricultural, Zone to the R-3, Multiple Family Residential, Zone, to permit the establish-
ment of a one and two-story multiple family planned residential development with carports
on subject propertyo
2. That the proposed ceclnssi~ication of subject property is necessary and/or desiwblo for the orderly and pra
per development. of the community.
3. That the proposed ceclessification of subject propedy does properly celate to the zones and their peanitted
uses locally esteblished in close proximity to subject propecty and to the zones and their permitted uses generally estab-
li~hed throughout the community.
4. That the proposed rec~assification of subject property does require dedication
for and standard improvement of abutting streets because said property does relate to and
abut upon streets and highways which are proposed to carry the type and quantity o£ traffic,
which will be generated by the permitted uses, in adcorQance with the circulation element
of the General Plan~ '
5. That no one appeared in opposition to subject petition.

land 54 feet in width along the north and east property lines for street purposes and as
shown on Exhibit Noo lo
4. That street improvemenz plans shal'i be p.repared and a'l1 engineering requiremettts
of the Cii:y of Anaheim along Wins+on Road and newly dedicated streets, such as curbs and
gutters, sidewalks, street grading and pavingy drainage faci'lities, or other appurtenant i,,'
work shall be completed as required by the City Engineer and in accordance with standard '
