State of California, described as Lot Nos 17 and 18 of the P. A. Stanton Tract, as per map
recorded in Book 5y Pages 23 and 24 of Miscellaneous Maps, in the office of the County Recorder
of said Countyo EXCEPT that portion of said Lot Noa 17 included within the following describpd
lines: B~INNING at a point on th2 Westerly line of Section 19, Township 4 South, Range 10
West, in the Rancho Los Coyoies, as per map recorded in Book 51, page 10 of said Miscellaneous
Maps, South 0~ 38' 40" East 441050 feet from the Northwest carner of said section; thence

WHEREAS, the City Planning Commisaioa did hold a public headng at,the City Hell in the City of AraheIm on
June 10~ 1963y at 2:00 o'dock P.M., notice of seid public hearing having been duly given as required.by
law and in accordence with the provisions of the lutaheim Municipal code, Chepter 18.64, to heat and considet evidence
for and against said proposed conditionsl uae and to investigate and meke findings and recommendetions in coanection
therewiW; and '
WHEREAS, said Commission, aftet due iuspecUon, investigation, and atudy made by itself and in its behelf, end
after due conaide:etion of all evidence end reports o£fered at seid headng, does find and determine the followlag facte:
1. That the proposed nse is properly one for which a Conditionnl,Use Permit is authorized by this Code, to
` wit: establish a one and two-story multiple family planned residential development with
carports, and waiver of the one story height limitation on subject property..
2. That the proposed use will aot adveeaely etfect.the adjoiaing lend uses aad the growth end development of
the area in which it is proposed to be located. '
3. That the size and shepe of the site proposed for the use is adequate to allow the full development of the
proposed use in a menner not detrimental to the particular area nor to the peece, health, safety, end general welfere
af the Citizens of the City of Meheim, '
4. That the geanting of the Con3itionel Use Pemut under the conditions impoaed, if eny, ~y;il not be detrImentel
to the peace, health, safery, ar,~ general welfare of the Citizens of the City of Aneheim.
, 5o Tha~ the traffic generated by the proposed use will not impose an undue burden

NOW, THEh'EFORE, BE I1' RESOLVED that the Aneheim City Planning Commission does hereby gra~t subject
Petition for Conditional Use Permit, upon the following conditions which ace heceby found to be a necessary prerequisite
to the proposed use of the suUj ct property in order to p:eserve the safety and general welfere ofthe Citizens of the
City of Aneheim:
1. That the owr.e•r of subject property shall pay to the City of Anaheim the sum of $25.00
per dwelling unit9 to be used.for park and xecreation pu.rposes, said amount to be paid at
the time the buildinq permit is issued~
2a That trash storage areas shall be provided in accordance with standard plans on

3. That fire hydrants sha11 be installed as required and determined to be necessary
by the Chief of the rire Department, to be installed prior to Final Building Inspection.
4. Ttiat Conditional Use Permit No~ 432 is granted subject to the completion of
Reclassif ication No„ 62-63-1240
5. That subject property shall be developed substantially in accordance with plans and
specifications on fi'le with the City of Anaheimy marked "Lxhibit Nosa 1, 2, 3, 4, and 5".
6~ That a six (6) foot masonry wa11 shall be const•ructed a'long the north and east
property line, prior to Final Building Inspectiono
7a That foux b•y four foot planted tree we11s shall be providecl at approximately 50 foot
intervals along the no•rth and east paxkways of the proposed streets abutting subject
property; that p'lans fo•r said tree wel'ls and 'landscaping therein, shall be submitted to
and approved by the Superimtendent of Parkway Maintenance; and that said tree wells shall
be planted pxior to Final Building Inspection.~
