efter due consideratian of ail evidence end ceports offered et said hearing, does find end determine the followia~ facts:
" i. Thet the pmposed nse is properly one for which a Conditional,Use Pecmit is authorized by this Code, to
' wit:~ estalilish a single story planned unit multiple family resiciential development, waiver of
required front and rear yards, lot widths and garage requirements on subject property.
2. That the proposed use will aot adve:sely effect.the adjoining lenii uses ead the growth and development of
the acea in which it is proposed to be located. . .
3. That the size and shepe of the aite proposed foe the use is adequate to allow the full developmont of *.he
pcoposed use in a maan~r not detrimental tq the partir.uler etea nor to the peace, health, safery, and geaeral welfare
of the CiGzens oE the City of Anaheim. ,
4. Thet the granting of the Conditionel Use Petmit under the conditions imposed, if any, will not be detdmentel
to the peace, health, safety, and gene~al welfere of the Citizen3 of the City of Aneheim.
5o That the traffic genErated by the propesed use will not impose an undue burden
uponthe streets and highways designed and improved •to carry the traffic in the ar,eao
6. That under authority of Section 18064,070, waiver is hereby qranted to front and rear
yard, lot width and gar2ne requir~ments, to permit the development of subject property in
,accordance witti Revision No. 1, Exhibits 1, 2, and 3.
7. Tha~ one (1) person appeared and submitted a petition signed by fifty-two (52)
persons opposing subject petition.

2. That the owners of subject property shall pay to the City of Anaheim, the sum of '

property except where adjacent to the Flood Control Channel, Western and Orange Avenues,
