tain real propexty situated in the City of Anaheim, County of Orange9 State of California,
described asa That portion of Lot Noo 20 of Helen attd Lynch's Sub~division, as per map recorded
in book 4429-page 1589 of Deeds,--in the office of the_County Recorder of Los Angeles Counzy9
Caiifornia, bounded easterly by the kesterly line of P.lvy Street, 54000 feet w3de9 as shown on
a map of Tract Noo 23819 recorded in book 69, pages 15, lo, and 17 of Miscellaneous Maps, records

WHEREAS, aeid Commission, efter due inspection, investtgation, and sSudy made by itself end in its behel£,
nnd aftoc dne cons:deration of all evidence and ceports offeied es said hearl~ng, does find and determinz the following
facts:
1, 'fhet the petitioner cequests a variance from the Aneheim Municipel Code: Section 18016.030 (1) ~ which
requ3.res a minimum front yard of twenty-five (25) feet; Sec~tion 18a1b.030 (4-bj9 which requires
tnat a lot shall not be less than a minimum of one acre in area, to cot~struct two single-
family dwelling units on subject property:
2. Thet there are exceptionel or extceo:dinary ciccumstences or ronditions appliceble to the p:opeity involved
or to the inteeded uae of the property that do not epply generally to the pmperty or clasa of use !n the seme vicinity
and zone.
3. That the requested veriance is neceasary far the pteservaticn and enjoyment of a substential property :ight
pos~essed by other p~operty in the same vicinity and zonz, end denied to the pmperty in question.

Pet~tion for Varisnce, upon the following conditians whi~h e.e hereby found to be t, necessary pee~equisite to the p:n-
~osed use of the subject ~raperty in ordec to p:eser~e the safety en3 general welfare of the Cit3zens ofthe City of
Anaheim.
le That the owners of subject property shall pay to the City of Anaheim the sum of
$25.00 per dwelling unit, to be used for park and recrestion pvrposes, said amount to be
paid at the tim~ the buzLdir~ n?~m~t is issuedo
2. That a Record of Su•rvey io record the approved division of subject property be
recorded in the office cf the Oranqe County Recorder.
3. Tkiat Condition No. 2, above mentioned, shall be complied with within a periad of
one hundred eighty (180) days from date hEreof, or such further time as the Commission may
yrant.
4. That subject property shall be developed substantially.in accordance with plans and
specifications on file with the City of Anaheim, marked "Exhibit Nose 1, 2, 3, 4, and 5".
5. Thet the petitioner shall initiate reclassification proceedings of subject properiy
from the R-A, Residential Agricultural. Zon~ ~o the R-1, One Family Residential, Zone, prior
to final building inspection of tI~~e proposed structu•_es.
