WHEREAS, snid Commission, after due inspectlon, investigetien, end sh:dy mede by itself and in its behalf,
and after dae consideration of all evidence. end re~ods offered ea said headng, does find and determine t}~e following
fects:
1. That tfie pct!f~ioner requests e varience from the Aneheim Muaicipai Code: Section 18a 160030 (1) ~ which
reataires a f.ront yard not less than 25 feet in depth; Section 180160030 (4-b), which requirss
that lots shail have a minimum area of~not less than one (1) acre, to construct two ~ingle-
famlly residences on subject proper~y.,
2. That thece aro exceptional or extreordinary circumstances or conditlons appliceble to the ptupeety involved
or to th~ intended use of the property thet do not apply generelly to the propeny or clesa of use in the seme vicinity
and zone.
3. Thot the requeated varience is necessety for tho pceservetion end enjoyment of a eubstential pmpetty right
poasaeaed by other pcoperty in the seme vicinity and zone, and denied to the pmpedy in question.

office of the City Engineer, prior io final building inspection.
3. That the ownexs of~subJect property shall pay to the•City of Anaheim, the sum of $25.00
per dwelling unit to be used for park and recreation purposes, said amount to be'paid at the
~ time the building permit is issued.
•4. That a Record of $i~rvey to record the approved division of sub,ject property be recorded
in the uffice of the O.~an~7e County Recorder.
, 5. That the owners of subjecc pxaperty shall pay to the City of Anaheim the sum of $p,00

6. That Condition Nos. 1, 4, and 5, above mentioned, shallube~complied with within a period

~ specifications on file witli the City of Anahein, marked "Exhibit Nos. 1, 2, 3, 4, and 5". ~
8. That the petitioner shall initiate reclassification proceedings of subject property from
the R-A, Residential Agricultural, Zone to the R-1, Oni~ Family Residential, Zone, prior to
j final building inspection of the proposed structures.
