Thet the petitioner reauests a verience from the Anaheim Municipel Code: SeCtion 18a32o03U~ which requires a building separation of not less than 10 feet; Section 18o32a080 (3), which requires a rear yard of not less than 25 feet in depth; Section 18~32oi00, ~:fiich stipulates that ingress and egress to any garage shall be from the abutting alley only; Secti~n 18.800080, which requires a minimum livable floor space of not less than 1225 square feet per dwelling unit, to construct an additinnal dwelling uniz on subject propertyo 2. That ihere ace exceptional or extraocdinary circumstances or sonditions eppucable to the p:operty involved or to the intended use of the property that do not eppiy generally to the property or class of use in the same vicinity and zone. 3. That the cequested vacience is neczssery for the preservation and eajoymen4 of a substential praperty right possessed'by other property in the seme vicinity and zone, and denied to the pmpedy in question. 4. Thet the cequegted vaiiance will not be materiall~ detrimenta2 to the public welfete or injurioua to the prop- edy or impmvemenis in such vicinity and zone in which the property i3 located. 5. S • . ~ I ~4~ ' ) NOW, THEREFORE, BE IT RES0I.V~D that 2lte Anaheim Ciiy Plenning Commission hereby approves Variance No. 1587 for the varianca frotr, Section 18080,080 only, and denies ihe variance from Sections 18.320030, 180320080 (3), and 1ga32o100, upon the fellowing cond~tions which are hereby found to be a necessary preraquisite to the proposed use of the subject ;~roperty in order to preserve the safety and genera2 welfare of the citizens of the City of Anaheimo le That the owners of subject property shall pay to the City of Anaheim the sum of $25e00 per dwelling unit, for new unit only,to be used for park and recreatiorr purposes, said amount to be paid at the time the bu:lding permit is issueda ~ 2'o That trash st~rage areas shall be provided 'zn accordance with st:,ndard plans on file in the office of the Director of Public Works, prior to final building inspectiun, 3.
