THA'f PETITTON FOR VARIANCE N0. 1589 BE GRANTED
WHEREAS, the City I'Isnning Commission of the City of Anaheim did receive a verified Petition for Varience
fcom MABEL T. DOUGLAS„ et al9 1677 Ninth Street, Anaheim, California, Owners; THOMAS A. KEY,
Care Tom Key Realty Sales, Ince, Anaheim, California, Agent of certain real property sit-
uated in the City of Anahaim, County o~ Orange9 State of California, c,s described in Exhibit
"A" attached hereto and referred ta herein as though set forth in full

~9HEREAS, the City Plenning Commission did hold a public heering et the City Hall in the City of Aneheim
on July 89 1963, at 2:00 o'clock P.M., notice of seid public hearing having been duly given as required
by law and in accordance with the pcovisions of tne Meheim Municipol Code, E4apter 18.68,to hear end consider
evldance for and against said proposed variance and to investigate and make findings end cecommendations in connec-
tion therewith; end
WHEREAS, seid Commission, after due inspection, investigation, end study made by itself and in its behalf,
and ~:iter due consideeafion of all evidence end :eports offered es seid hearing, does find and detennine the :oliowing
facts:
1. That the petitioner cequests a vecienee fcom the Anaheim Municipal Code: Section 18 0 24 0 030 (4-d) 9 whiCh
requires a minimum iot rridth of seventy (70) feet to construct a single family subdivision
on sub~ect propertyo
2. That thece ace exceptional oc extraocdinary circumstences or conditions applicable to the p:operty involved
or to the intended use of the properry that do not apply generallq to the property or ciess of uge ii~ the seme vicinity
end zone.
3. That the requested variance is necessery for the preserveSian end enjoyment of e scSatantial pcoperty right
possessed by other nroperty in the seme viciniry and zone, end denied to the ptoperty in question.
4. That the requested veciance will not be materially detrimentel Qo the public welfate or injurious to the prop-
erty or improvements in such vicinity and zone in which the propedy is locsted.
5. That th~a Te~iested vasiance will not advecsely aEfect the Com~~ehertsive General Plan.
6a That sub3ect petition is gr:~nted due to the fac~ that other lots in the area have
less tl~an the required lot w3dth, and that subject property could only be reasonably sub-
