therewith; and
WHcREAS, said Commission, efter due inspection, iavestigetion, and study made hy itsexf end in its behalf, end

Agricultural, Zone to the R-3, Niultiple Fami7.y Residential, Zo~e to permit the construction

NOW, TtiEREFORE, BE IT RESOLVEll thsi the Aneheim City PIanniag Commission does hereby recommend
to the City ,^,ouacii of the City of Anaheim thet subject Petition for ReciassiGcation be agpmved end, by so doing,
thet Title 1&Zoning of the Anaheim Municipal Code be amended to exclude the ebove desctibed property from the
R-A, Residential Agricultural, Zone znd to incorporate said described property in the R-39
Multiple Family Residential9 2one upon the fc2lovring conditions which are nereby £ound ~co
be a necessary prereqaisite to t;ie pr~posed use of sub~ect property in order to preserve
the safe•ty and general welfare of the ci•tizens of the City of Anaheimo
la That the owners of subject property shall deed to thE City of Anaheim a strip of land
45 feet in.width9 from the centerline of the street, alo~g Drange Aver.ue, for street widening
purposeso
t 2o That street improvement plans shall be prepared, and all engineEring requirements
of the City of Anaheim9 along Orange Avenue, such as curbs and gutteis9 sidewalks, street
grading and paving, drainage faciiities, or other•appurtenant work shall be completed as
required by;the City Engineer and in accor~ance with standard plans and specifications on
f ile in the office of the City Engineer; and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to guarantee ihe installation ofr said

3, That the owners af subject property shall pay to the City of Anaheim the sum cf $2<00

period of 180 days from date hereof, or such further time as the City Council may grante
6o That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked "Exhibit Nosa ].g 2y and 3",
