Petition .for Conditional Use Permit from PERRY HOLLEY, c% Casualty Insurance Company, 810 South
Sprinp`StreE+9 Los Mc~eles 14, California9 Owner; WII.LIAM L. RUDOLPHy AIA, 2614 West Seventh
Street, Los Angeles 57, California, Agent of certain real property situated in the City of Anaheim,
County af Orange, State of Califoxnia, described asa Lot Ivoo 7 of the Joseph Fiscus Subdiv'ision,
in the City of.Anaheim, as shown on a map therof recorded in Book S, page 73, Miscellaneous Maps,
records of said Orange County; EXCEPTING THFREFROM that portion thereof lying Northeasterly

NlHEREAS9 the City Planning Commission did hold a public hearing at the City Hall itt the
City of Anaheim on July 22, 1963, at 2z00 o'clock PoM,, notice of said public hearing having
been.duly giv_en as required by.~aw and ir, accordance with the provisions of the Anaheim Municipal
Code, Chapter 18064, to hear and consider evidence.for and against said proposed conditional
use and to investigate and make fandings and recommendations in connection therewith; and
WHFREAS, said Commission, after due inspection, investigai:iony and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said
hearing, does find and determine the following factsa
lo That the proposed use is property one for which a Conditional Use Permit is authorized
by this Cods9 to wita establish a business and professi~nal office building in the Disneyland
Area with related uses, includinq but not limited toy a restaurant with cocktail lounge9 in
accordance with the Disneyland pclicy amended by tine Cicy ~-vu~~cil ~n Jul~ °, L°63~
2o That the proposed use will not adversely affect the adjoining land uses and the growth
and development of the az ea in which it is proposed to be locatedo
3e That the size and shape of the site proposed for the use is adequate to~allow the
full development of the proposed use in a manner not detrimental to the particular area nor
to the peace, health, safety9 and general welfare of the citizens of the City of Anaheimo
4o That the granting of the Canditional Use Permit under the conditions imposed, if
any, will ttot be detrimental to the peace, health9 safety~ and general welfare of the citizens
of the City of Anaheime
5o That the traffic generated by the proposed use will not impose an undue hurden upon
the streets and highways designed and improved to carry the traffic in the areao

NOW~ THEREFORF., BE IT RESOLVID that the Anaheim City Planning Commission does hereby
grant subject Petition for Conditional Use Permit, upon the following conditions which are
hereby found to be a necessar.y prerequisite to the proposed use of the subject property
in order to preserve the safety and general welfare of the citizens of the City of Anaheims
le That the sidewalks shall be installed along Manchester Avenue, as required by
the City Engineer and in accordance w3th standard plans and specifications on file ~n the
office of the City Engineer, prior to final building inspectiono
2a That the owner of sub~ect property shall pay to the City of Anah2im the sum of
$2000 per front foot, along Manchester Avenue, for street lighting c~.~Tposeso
3o That the owner of subject property shall deed to the City of Anahei~n, a strip
of land 10 feet in width, from the. centerline of the street, along Manchester Avenue, for
street widening purposese
4o That Condition Noso 2 and 3, above mentioned, shall be complied with within a
period of 180 days f.rom date hereof, or such further time as the City Council may grant.
5o That trash storage areas shall be prDVided in accordance with approved plans on
file.in the offics of the Director of Public Works, prior to final building inspection.
6o That sub~ect property shall be developed substantially itt accordance with plans
and specifications on file with the City of Anaheim, marked Revision Noa 1, Exhibit Nosa 1
and 2 and Exhibit Nose 1 thru 6, provided that prior to issuance of a building permit.for
each stage of development precise plans shall be subject to the review and approval of
the Planning Commission .and i:iie City Councile
7e That uses of subject property shall be limited to those contained in the proposed
C-0, Commercial-Office, Zone Sections 180380020 and 18<3Eo030,
8a That each phase of de~elopment of sub3ect property shall coni'orm to those stan~ards
contained in the C-0, Commercial Office, Zone, Section 18a38o050, wii:h the exception
of .the minimum site area which shall be three (3) acres in accordance.w ith the Disneyland
policy, and further that the front yard setback from Manchester Avenue and development of
the Manchester A~~enue frontage of subject property, shall be in accordance with the P-Z,
Parking Laiidscaping, Zone requirementsa
9a That planted treewells shall be provided at approximately 40 foot intervals in
the Manchester Avenue parkway abuti:ing subject property; that plans for said treewails and
