WHEREAS, the City Plenning Commission of the City of Anaheim did :eceive a verified Petition for Reclossifica-
tionfrom JAMES Wa AND JOAN Ho JAN~S, 2704 West Lincoln Avenue~ Anaheim, California, Owrers;
JOHN E. BACKMAN, 14192 Newport Avenue, Tustin, California, Agent; of certain real property
situated in the City oi Anaheim, County of Orange, State of California, described in Exhibit "A"
attached hereto and referred to h4rein as though set forth in full

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City oE Anaheim on
Ju ly 2~~ 1963, at 2:00 o'clock P.M, notice of said public hEaring having been duly given as cequiced by
law and in accordance with the provisions of the Maheim Municipal Code, Chepter 18.72, to hesr end consider evidence

NOW~ THERF~ORE, BE IT RESOI.VED that the Anaheim City Planning Commission does hereby
recommend to ine City Council of the City of Anaheim that sub3ect Petition for Reclassifi-
cation Be-anqroved and, by so doing, that Title 18-Zoning of •the Anaheim Municipal Code be
amended to exclude the above described px•operty from the R-A9 Residential Agricultural, Zone
and to incarporate said described property in.the G 1, Neighborhood Commercial, Zone upon
the following conditions which .are hereby found to be a necessary prerequisite to the
proposed use of subject property in order to preserve the safety and general welfare of the
citizens af the City of Anaheim.
lo That the sidewalks and drivev~ays shall be installed along Lincoln Avenue, as
required by the City Engineer and in accordance with si:andard plans and specifications on
f ile in the off ice of the City Engineer, prior to final building inspectiona
20' That the owne.rs of sub~ect property shall pay to the City of Anaheim, the sum of
$2v00 per front foot, alonq Lincoln Avenue, for street lighting purposeso
3. That trash storage areas shall be provided in accordance with approved plans
on file in the office of the Director of .Public Works, prior to final build ing inspection.
4o That fire hydrants shall be installed as required and determined to be necessary
by.the Chief of the Fire Department, to be installed prior to final building inspection.
5< That Condition Noo 2, above mentioned9 shall be complied with within a period of
180 days f•rom date hereof, or such furiher time as the City Council may granto
6o That subject property shall be developed substantially in accordance with plans
and s}~ecif ic,ations on f ile with the City of Anaheim, ma•rxed xevision Noo l9 "Exhibit Nos. 1,
2, and 3", provided that a.minimum 30 foot wide drive is incorporated into the development
to provide access to the rear of subject propertye
7. That a ter. (10) foot strip of land shall be landscaped, and said landscaping
maintained as indicaits on Revision Noa 1, "Exhibit No. 1" on £ile with the City; that
plans for said landscaping shall be submitted to and approved by the Superintendent of
Parkway Maintenance; and tha~t said landscaping shall be installed prior to final building
inspection>
Se That planted treewells shall be provided at approximately forty (40) f~oat intervals
in the Lincoln Avenue parkway abutting subject property; that plans for saidtreewells and
landscapi.ng therein, shall be submitted to and approved by the Superintendent of Parkway
Maintenance; and tnat said treewells shall be planted prior to final buildiny inspection.
