RECOMMENDING TO THE CITY COUNCTL OF TFiE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 63-64-5 EtE APPROVED
WHEREAS, the City Plenning Commission of the. City of Anaheim did receive a verified Petition for Feclassifica-
tionfrom SAMUEL KpTZ, et al, 901 Whittier Drive, Beverly Hills, California, ERNEST G. 8
CATHARINE HEYDEMAN, 2663 Anaheim Road, Anaheim, California, Owners; THE DRAMAN COMPANY,
9776 Katella Avenue, Anaheim, Cal~rornia, Agent of certain real property situated in the
City of Anaheim, County of Oranye, State cf California, as described in Exhibit "A" attached
hereto and referred to herein as ihough sei forih in full
; and
WHEREAS, the City Plenning Commission d{d hold a public hearing et the City Hall in the CIty of Aneheim on
July 22~ 1963, at 2:00 o'clock T~.M. n~.,~ice of said public heering having been duly given es cequired by
1aw and in accordance with the provisions of ti:~ :,neheim Municipel Code, Chepter 18.72, to hear end conaider evidence

WHEREAS, said Commission, after duc inspection, investigation, end study made by itself end in its behalf, end

3. Thet the proposed reclessification of subject property daes properly relete to the zones and thelr permitted
uses locally established-in close p:oximity to subject property end to the zones and their permitted uses generally esteb-
lished througf+out the community.
4e That the proposed reclassification of subject property does reyuire dedication
for and standard improvement of abutting streets because said property does relate to and
abut upon streets and highways which are proposed to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plan.

'`- NOW, THEREFORE, HE IT RES7LVED thet the Anahelm City Planning Commission does hereby recommend
~. to the City Council of the City ~ Anaheim that subject Petition for Reclnssificetion be approved end, by so doing,
that Title 1&Zoning of the Anaheim Municipal Code be amended to exclude the ebove described propecty fsom the
'' M-1, Light Industrial, Zone and to incorporate said described property in the R-3, Multiple
i; Family Residential, Zone upon the following conditions which are hereby found to be a necessary
`F prerequisite to the proposed use of subject property in order to preserve the safety and gen-
eral welfare of the citizens of the City of Anaheimo
;~ lo That a Final Tract Map of subject nroperty be recorded in the office of the
~~ Orange County Recordero
t 2. That the owners of subject property shall pay to the City of Anaheim the sum of
~ $25.00 per dwelling unit to be used for park and recreation purposes, said amount to be paid
~;, at the time the building permit is issuedo
T• 3o That trash storage areas shall be provided in accordance with approved plans
on file in tne oTfice of the Director of Public Works, prior to final building inspection.
4o That the approval of Reclassifica-L•ion 63-64-5 is granted subject to the approval
of Cohditional Use Permit No. ~49.
5o That a::ix (6) foot masonry wall shall be constructed within the westerly boundary
of subject property adjacent to the Santa Ana Freeway, prior to final building inspection.
6o That.a six (6) foot masonry wall shall be.constrncted...on the property line
abutting the Anaheim Road right-of-way, except at the intersection of "B" Street, that
reasonable landscaping including irrigation facilities shall be installed in the parkway
portion of Anaheim Road, and that trees shall be planted in treewells spaced at forty (40)
foot intervais, and after installatiun of said landscaping and its acceptance by the Cit~y,
maintenance shall be assumed by the City of Anaheim.,
