upon the streets and highways designed and improved to carry the traffic in the area.
6e That in order to preserve the developable characteristics n~ the property to
the north and west of subject property for single famiiy residential.purposes, it has
,been deemed necessary to require a six (6) foot n~asonry wall along the north and west
property lines of subject property together with all lights and signs proposed to be .

NOW, THEAEF'QRE, BE IT RESOLVID that the Anaheim City Planning Commission does hereby
grant subject Petition for Conditional Use Permit, upon the following conditions which are
hereby found to be an necessary prerequisite to the proposed use of the subject property
in order to preserve the safety and general welfare of the citizens of the City of Anaheim.
lo That the subject property shall be annexed to the City of Maheimo
2o That the ox~ners_of sub3ect property shall deed to the City of Anaheim a strip of
land, 45 feet in width,.from the centerline'of the street, along Rio Vista Street, for
street widaning purp~seso
3o That.the owners of subject property shall deed to the City cf Anaheim a strip of
land 53 feet in width, from the centerline of the street, along Lincoln Avenue, for street
widening pruposeso
4. Tha~i.street improvement plans sha11 be prepared and all engineering requirements
of the City of Anaheim along Rio Vista.Street and Lincoln Avenue, such as curbs and
gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant
work shall be completed as required by the City Engineer and in accordance with standard
plans and specif3cations on file in the office of the City Engineer; and that a bond in
an amount.and.form satisfactory to the Ci•ty of Anaheim shall be pusted with the City to
g~arantee the installation of said engineering requirementso
5o That the owners of subject property shall pay to the City of Anaheim the sum
of $2000 per front foot, along Rio Vista 5treet and Lincoln Avenue, for street lighting
purposes,
6. That trash storage areas shall be provided in accordance with approved plans
on file in the office of the Director of Public Works, prior to final building in~pectiono
7o That Conditon Noso 2, 3, 4,.~and_5, above mentioned, shall be complied with
within a period of 180 days from date hereof, or such further time as the Commission may
grante
Bo That subject property shall be developed in accordance with Service Station
Ninimum Site Development Standardso
9o That a six (6) foot masonry wall shall be constructed along the north and west
. boundaries of subject propertyy and that no bond may be posted in lieu thereof, prior
to final building inspectiono
10, That all lights and signs shall be establishft~on s ubject property in such a
manner so as to be directed away from the abutting properties to the north and west.
