WHEREAS, the City Planning Commission of the City' of Aneheim did recelve a vedfied Petition foe Reclessifica-
tion irom R. H: At~ID CE~eALOTTE R~iODES, 3177 West Lincoln Avenue, WAYNE AND RUTH HANSEN, 3181
West Lincoln Avenue, Anaheim, California, Owners; GIENN-HAGEN ENTERPRISES, 1771 D Street,
San Aernerdino, California, Agent of certain real property situai:ed in the City of Anaheim,

WHEREAS, the City Pianning Commissiort did hold a public hearing at the City Heli in the City of Aneheim on
Ju ly 22~ 1963, at 2:00 o'clock P.M. notice of ~~id public hearing having been duly given as cequired by
lew and in accordence with the pmvisions of the Maheim Municipal Code, Chapter 18.72, 2o hear und consider evidence
for and egainst seid pioposed :eolassification end to investigate and make ~indi~gs and recommendations in connection
therewith; an3
WHEREAS, said Commission, efter due inspection, investigauon, and study made by itself and in its behelf, and
efter due consideration of all evidenca and ceports offeced at said hearing, does find and determine the following facts:
1. That the petitioner proposes a reclessification of the above described property fcom the R-1~ One Family
Residential, Zone, to the C-1, Neighborhood Commercial, Zone to establish a service stationa
2. That the proposed reclassification of subject property is necess~ry end/oc desicable for the orderly and pro-
per development of the community.
3. That the pcoposec? :eclessificetion of subject propedy does propecly relate •to the zones and their pecenitted
uses locelly established in close proximity to subject property and to the zones.f+nd their permitted uses genecally.estab-
lished throughout the community.
4o That the proposed reclassification of subject property d oes not require dedication
for and standard improvements of abutting streets because said prope.rty does relate to and
abut upon streets and highways which ~se improved to ca•rry the type and quantity of traffic,
which will be generated by the permitted uses in accordance with the circulation elemant of
the General Plano
5o That one person appeared in opposi~ion and twelve persons appeared in support and
tfiat a petition signed by twenty-.five (25) property owners was received i~~i support of subject

NOW, TkEREFORE, BE IT RESOLVED that the Aneheim City Planaing Commission does heceby cecommend i
ko the City Council of the City of Aneheim that subject Petition for Reclassificetion be epproved and, by so doing, ;i
that Title 1&Zoning of the Anaheim Municipal Code be emended to exclude the above de~cribed property from the
R-1, One"Family Res3dential, Zone and to inco*porate said described propertiy in the C-1,
Neighborhood Commercial, ?~ne upnn t;~e follo~ing conditions which are hereby found to be
a necessary prerequisite to the.proposed use of subject property in order to preserve the ~
safe~ty and yeneral welfare of the citizens of th2 City of Anaheimo ~
lo That the owners of subject pxoperty shall pay to the City of Anaheim the sum of $2000
per front foot, along Western Avenue and Lincoln Avenue, for street lighting purposesa
2a That the completion of these reclassification proceedings shall be sub~ect to the
granting of Conditional Use Permit Noo 452e
3o That Condition Noo 1, above mentioned, shall be complied with within a period of ~
180 davs from date hereofo or such further time as the City Council may granto,
4o That the owners of subject pioperty shall place of record City of Anaheim Deed
Restrictions, approved by the City Attorney, which restrictio~s shall limit the use of subject
property to a service station only, and that said restrictions shall be completed within a
period of 180 days from date hereof, or such further time as the City Council may granta
' 5o That subj~.ct property sha11 be developed substantially in accordance with plans and
specif ications on file with the Citv of Anaheim9 marked"Exhibit Noso 1 and 2", and further
provided that the proposed development shall be established in accordance with the adopted
Service Station Site Development Stan9ards, particularly the establishment of signs and lights
in such a manner as not to be visible from the single family residential development to the northo
