California; Lot 5 and the Southerly 12040 feet of Lot 4 of Jospeh f'iscus Subdivision, as shown on a Map recorded in Book 8, page 73 of Miscellaneous Maps, records of said Orange County; and a tr3.angular parcel of Lot 7 of Joseph Fiscus Subdivision, as shown on a Map recorded in Book 8, qage 73 of Miscellaneous Maps, records of said Orange County, bounded o~ the North by the South line of Midway Drive, on the East by the Westerly line of Block 5 of said Tract Noo 419, and on the southwest by the Northeasterly line of the Santa Ana Freeway~ except therafrom the northerly 150 f eet of the easterly 90 feet measured from the existing center- line of Midway Drive of said described property~ and WHEREAS~ tha City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on July 22, 1963, at 7e00 o'clock P.M;y notxce of said public hearing having been duly given as required by law and in accordance with the prcvisions of the Ananeim Municipal Code, Chapter 18,72, to hear a~id consider evidenc~ for and a9ainst said proposed reclassification and i;o investigate and make findings and r~commendations in connection therewith; and WHEREAS9 said Commission, after due inspection, investigation, and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does f ind and determine the following factsa lo That subject petition, initiai:ed by the Anaheim Planning Cormr.ission, proposes a reclassification of Portion "A" from the R-A; Residential Agricultvral; Z~ne to the R-3; Multiple Family Residential, Zone, and further proposes the reclassification of Portion "B" from the R-A, Residential Agricultural, Zone and R-1, One Fami.ly Residentialy Zonc to the R-3, Multiple Family l2esidential, Zon.,. 2o That the proposed reclassif ication of Portion "A" is unconditionally recommended for . approval, because of the existing development on subject property, with the ex~eption of Lot Noso 29 and 30 of Tract Noo 3011y which are developable in accordance with the provisions of the R-3 Zone, 3e That the proposed reclassif ication, in part, of Portion "B" is determined to be n~cessary and desirable for the orderly and proper development of the commuriity;"does praperly relate to the zones and their permitted uses locally established in close proximity to subject property and generally established throughout the coirJnunity, and does require dedication for and standard improvement of abutting streets, unless said streets, in part, are appaoved for abandonment by the City of Anaheim, because said property does relate i;o and abut iapon streets and highways which are not fully improved to carry the type and quantity of traf£ic generated by the existing and permitted uses in accordance with the circulation element of the General Plan, providod however, that these f indings do not a~ply to those properties included within Partion "B" which are not pr?sently being used for multiple family residential or trailer park purposes for which land use permits have been grantad by the County of Orattge or the City of Anaheim, and therefore, only the following described propertic~ of Portion "B" are racortunended for reclassification to the R-3, Multiple Family Residential, Zone, and that the remainder of Porticn "B" is recommended fo•r denials .
